□ 北京地區部分銀行房貸利率優惠活動僅存在於個別幾家支行和與其對口的個別鏈家門店，不能將個別支行的推銷活動等同於北京地區房貸利率“鬆動”

□ 2019年房地產調控政策仍將堅持“房住不炒”和“因城施策”原則，但在內外部需求因素影響下，調控政策可能適度結構性鬆動

　　近日，網絡上關於全國房貸款利率變化的消息持續發熱，引起社會高度關注。據經濟日報記者了解，全國確實有部分二三線城市的銀行下調了首套房貸款利率，但在作為“風向標”的北京地區，目前國有大行房貸利率未出現大面積調整，整體上均執行原有利率政策，即首套房貸款利率為基準利率上浮10%，二套房貸款利率為基準利率上浮20%。

　　但與此同時，個別國有大行的個別支行也出現了利率“優惠”，首套房貸款基準利率上浮5%、基準利率、基準利率打九折。

　　那麼，個別“折扣”的獲得條件是什麼？為何會出現這一現象？這是否意味著北京地區房貸利率“鬆動”？

Sam Khater, Freddie Mac's chief economist, says, "Mortgage rates have dipped quite dramatically since the start of the year and house prices continue to moderate, which should help on the homebuyer affordability front. The combination of improving affordability and more inventory than the last few spring selling seasons should lead to improved home sales demand."
