【World Property Journal】Mortgage Loans In Forbearance Ends 2020 At 5.5 Percent In U.S.
According to Mortgage Bankers Association, 2.7 million U.S. homeowners are in mortgage forbearance plans as of December 27, 2020. The total number of loans now in forbearance remained unchanged relative to the prior week at 5.53%.
The share of Fannie Mae and Freddie Mac loans in forbearance decreased to 3.24% - a 2-basis-point improvement. Ginnie Mae loans in forbearance increased 5 basis points to 7.92%, while the forbearance share for portfolio loans and private-label securities (PLS) decreased by 2 basis points to 8.87%.

【桃園市地政局】109年10月桃園市不動產市場交易分析報告
本市買賣移轉登記案件統計資料顯示,109年10月買賣登記案件量共計4,585件,較前月(5,237件)減少652件,幅度約為-12.4%;與去年同期(4,586件)相當。此外109年10月土地移轉筆數為6,869筆,建物棟數為3,487棟,合計總筆棟數為10,356筆較前月(11,722筆)減少1,366筆,幅度約為-11.7%;較去年同期(10,050筆)增加306筆,幅度約為3.0%。
統計109年10月全市大樓及公寓交易均價,大樓為20.8萬元/坪,較前月(20.9萬元/坪)下跌0.5%,較去年同期(20.3萬元/坪)上漲2.5%;公寓為12.8萬元/坪,較前月(13.3萬元/坪)下跌3.8%,較去年同期(12.2萬元/坪)上漲4.9%。
本月選取7個主要住宅市場之行政區(桃園、龜山、蘆竹、中壢、八德、平鎮及楊梅)分析其住宅類型建物(包含住宅大樓、華廈及公寓)之平均成交單價及成交規模表現。本市行政區109年10月住宅成交平均單價,最高為桃園區(23.6萬元/坪)及龜山區(22.3萬元/坪),其次為中壢區(21.6萬元/坪)及蘆竹區(21.4萬元/坪)。
【易居研究院】50城住宅租金收益率研究(2020Q4)
四季度,租金收益率相比三季度略微下降。其中,租金環比微跌,而房價則保持小幅上漲。2020年四季度,50個典型城市租金收益率為2.3%,環比下降1%,同比下降4%。這一收益率創多年來最低值。租金微跌,而房價有小幅上漲,因此壓低了租金收益率,這種租金與房價背離的狀態是難以持續的,明年隨著經濟的進一步復甦,租金跌幅可能會收窄或轉正。
一二線城市租金收益率下降,三線城市租金收益率小幅增長。一、二線城市租金收益率下降是因為房價小幅上漲的同時租金小幅下降;三線城市租金收益率上升是由於房租下跌的幅度小於房價下跌的幅度。由此可以看出,一二線城市隨著經濟逐漸復蘇,購房需求有所增加,租房需求有所減少,部分一二線城市炒房投機也是房價上漲的原因之一。

本週監測40個主要城市土地推出量環比減少37%,成交量環比減少30%,出讓金總額較上週減少17%。推出各類土地160宗,推出面積679萬平方米,較上週減少403萬平方米;成交土地281宗,成交面積1281萬平方米,較上週減少193萬平方米;成交總金額709億元。
