【鉅亨網】央行限貸管制令下 全台六都房價由高雄率先修正

受到台灣央行限貸令的影響,近期交易移轉量大幅縮減,根據台灣房屋集團趨勢中心統計實價登錄,2025 年六都 1-4 月的住宅單價均價和去年同期相較,台北市從過去的 7 字頭,如今已站上 8 字頭,均價來到 81.5 萬元;而 2 字頭的親民房價區,僅剩桃園、台南及高雄。

【中央社】國建:第3季成交量有望逐步回升 但難以回到去年巔峰

國泰建設董事長張清櫆今天表示,去年央行祭出第7波房市信用管制措施,且今年有關稅戰影響,股匯市出現波動,雖上半年推案穩定,但成交速度減緩,隨著下半年關稅衝擊影響逐漸淡化與傳統旺季到來,預期第3季成交量逐步回升,但難以恢復到去年同期巔峰,房市將呈現「價穩量縮」格局。

【臺北市政府都市發展局】臺北市包租代管房屋稅優惠稅率調降為1%,盼鼓勵房東釋屋協助弱勢租屋

自113年房屋稅條例修正後,衍生適用房屋稅率分別有1.5%及2%,於減徵20%比例後,部分房東適用稅率自1.2%提高至1.6%,故北市府啟動修法,提案修正「臺北市興辦社會住宅及公益出租人減免地價稅及房屋稅自治條例」,將位於臺北市房屋加入社會住宅包租代管計畫明訂房屋稅實質優惠稅率維持為1.2%。

LVR reported that the median price of existing single-family homes sold in May 2025 through its Multiple Listing Service (MLS) remained unchanged from April at $480,000. That figure is just below the record high of $485,000 recorded earlier this year and still reflects a 1.5% year-over-year increase from May 2024.
