The busiest season for renting is here, and the deals are drying up. After a winter that saw record numbers of rental listings on Zillow offering a concession — a sweetener such as free weeks of rent or free parking offered as an incentive to sign a lease — renters are now seeing fewer of those during what is historically the busiest time of year for the rental market.
Home values are projected to fall by 1.4% this year, in line with last month’s forecast. This anticipated decline is largely attributed to a rise in housing inventory. Elevated mortgage rates and concerns about a weakening labor market are expected to continue holding some buyers back. Despite sellers returning to the housing market this year, sales are expected to lag, putting downward pressure on prices.

臺中市買賣移轉棟數為10,543棟，季減19.8%、年減13.1%。六都之中，臺中的年減幅度也不容小覷，顯示市場確實正面臨調整期。造成交易下滑的主因，包括信用管制加嚴、銀行放貸緊縮，以及售屋所得稅新制上路，讓資金調度與購屋信心受到雙重壓力。
據信義全球資產公司統計，５月上市櫃法人商用不動產交易額為192億元，寫下今年1至5月以來，單月交易量最高紀錄。其中又以工業地產市場表現最為亮眼，據統計5月上市櫃法人共投下169億元購置廠房、工業土地等工業不動產。
房市在信用管制等政策壓抑下買氣急凍，交易量大幅萎縮，今年前五月六都共有超過7成的行政區，買賣移轉棟數較去年同期衰退，其中更有9個主要行政區交易量腰斬，不少過去因產業題材、指標案推出的地區在效應退燒後，交易量被打回原形。
經歷去年台灣央行第七波信用管制措施，全台房市表現持續低迷，讓土地移轉也冷清不少。住商機構統計內政部資料，全台第一季土地買賣移轉筆數僅 11 萬 1056 筆，創下自 2017 年以來同期最低。住商不動產企劃研究室執行總監徐佳馨指出，房市趨冷情況下，令開發商購地腳步趨緩，致使全台土地市場也是冷颼颼。
信義房屋引述台北市建管處資料顯示，台北市核准危老重建計畫共1006案，突破千件里程碑，顯示台北市的危老方案成功。不過受到近年造價大幅上揚與整合者的資金問題，失效案件也高達137件，整體失效比例近14%。
