【中央社】戴德梁行:2025年建物買賣縮減 商用不動產續熱
戴德梁行表示,2025全年的土地交易量將萎縮為新台幣1800億元,建物買賣移轉棟數將受銀行融資政策影響而大幅縮減,預估將由2024年的34.5萬棟縮減至28萬棟左右。戴德梁行雖認為2025年整體建物移轉棟數將縮減,但評估,台商匯回境外資金陸續解禁,加上保險業投資報酬率限制有望調降,將為商用不動產市場注入新的資金活水。

依據內政部不動產資訊平台第三季最新資料,發現全台「一人一宅」數量從 2015 年的 162.1 萬宅,2024 年來到 218.4 萬宅,十年增加了 56.3 萬宅,占比由 23.9% 提升至 28.6%,其中六都與新竹縣市中,「一人一宅」數量最多的是新北市,高達 45.6 萬宅,新竹成長幅度最高。全台七都單身戶第二名爲為高雄市 28.7 萬宅,第三為台北市 25.3 萬宅。

2024年9月央行祭出第七波信用管制以來,房市買氣出現下降的訊號。據六都買賣移轉棟數統計顯示,2024年前九月,六都每月平均買賣移轉2.34萬棟,但10~12月每月降至2.03萬棟,縮減13.2%,其中新北、高雄衰退逾2成,六都中甚至有7個行政區,移轉量腰斬。比較第七波信用管制前後,六都各月的月均買賣移轉棟數變化,新北、高雄分別減幅達20.9%、20%,桃園、台中受到衝擊相對較小,減幅分別為4.1%、5.7%。

北市地政局已公布2023年第三季市場動態,北市住宅及預售買賣市場交易量皆較前一季減約3成,交易動能明顯減弱。不過價格因住宅市場「量先價行」特性,住宅價格指數仍呈上升,不過增幅1.89%已趨緩;預售屋全市平均單價也較前期減3.64%。住宅市場呈現動能降溫、價格持穩趨勢,住宅租金指數季增率則為0.60%,漲幅也呈現減緩。
