【鉅亨網】信義房屋調查:2年來最保守 只剩16%還看漲房價 26%憂貸款成數不足

信義房屋針對官網使用者進行 2025 第一季的購屋意向調查,調查期間央行第七波選擇性信用管制措施已上路一季,調查結果民眾延續政策後保守心態,兩季時間看漲房價減少了 40 個百分點,長期調查結果顯示當前房市信心,是近兩年以來最保守的時候。信義房屋不動產企研室專案經理曾敬德指出,雖然台灣央行沒有再祭出第八波管制,但購屋人也未因此而轉趨樂觀,顯示不管是實質面還是信心面,央行的政策仍威力猶存,對比實務上的市場交易,整體房市出現量縮降溫,不管是一二手市場都受到顯著影響。

【鉅亨網】全台2024租金指數年增率達2.45% 刷28年新高

去年的房租指數年增率達 2.45%,指數年增率寫下 28 年來新高,反映近年市場房租上漲趨勢,除了租金持續上漲外,住宅維修費則是連續四年年增率都超過 3%,反映近年工資明顯走揚。另外家庭管理費用年增率達 2%,水電燃氣年增率也達 2.92%,整體居住成本增加。

商業不動產顧問業仲量聯行今天舉辦不動產市場年度記者會,董事總經理侯文信指出,2024年A辦租賃成交量體創疫後新高,今年台北市A辦新供給持續釋出,空置率預期將升高、租金成長趨緩,但汰舊換新與建築成本居高不下,預期A辦租金將呈現持平或緩升格局。

【聯合報】三重工地開挖釀災!國土署:施工安全比基地大小重要

新北市三重區六張街工地6日因開挖地下室,導致兩側鄰房傾斜龜裂,有專家點出這是「危老後遺症」,因為基地面積縮小導致施工難度變高。不過,內政部國土署解釋,此次意外主因是基地地層軟弱與施工管理不足,呼籲地方政府依法辦理,強化建築結構設計及施工安全品質,以保障公共安全。《都市危險及老舊建築物加速重建條例》並未對建築基地面積設限,重建計畫需符合《建築法》和《都市計畫法》相關規定,工程品質管理與基地面積無直接關聯,重要的是施工技術與監管機制的落實。

【CNBC】Real Estate Mortgage rates hit highest level since July, crushing application demand

Mortgage rates last week moved higher for the fourth week in a row. That caused already very weak mortgage demand to drop even further. Total mortgage application volume fell 3.7% compared with the previous week, according to the Mortgage Bankers Association’s seasonally adjusted index. 高力國際研究部資深董事梁儀盈指出,今年漂亮的成交量可歸功於產業需求暢旺及市場游資充沛等兩股推力,尤其半導體及AI商機,帶動全球供應鏈聚焦台灣,使台灣成為高端科技製造中心,全年商用不動產成交額高達1,821億元,其中科技業今年更是大手筆買入694億元,占整體的38%;另外一股力量則來自於建商,收購精華區全棟大樓或產業聚落附近的舊廠房,總計斥資533億元,不過市場確實反映了央行信用管制及銀行法72-2條的水位限貸令影響,也發現建商在第四季較保守以對。
