【World Property Journal】Northeast U.S. Housing Markets Most Vulnerable to Negative Economic Impact From COVID-19 Outbreak

According to ATTOM Data Solutions' third-quarter 2020 Special Report spotlighting county-level housing markets around the United States, Connecticut, New York, New Jersey, Pennsylvania, Maryland and Delaware had 32 of the 50 counties most vulnerable to the economic impact of the pandemic in the third quarter. They included five suburban counties in the New York City metropolitan area, four around Washington, D.C., four around Philadelphia, PA, four around Baltimore, MD, and seven of Connecticut's eight counties.

Property data company CoreLogic is reporting that an estimated 293,685 single-family and multifamily homes across Louisiana and the U.S. Gulf Coast with a reconstruction cost value (RCV) of approximately $62.85 billion are at potential risk of storm surge damage from Hurricane Delta based on its projected Category 2 status at landfall.

Home price growth is expected to slow as greater availability of new and existing homes are placed for sale in 2021 and elevated unemployment saps buyer demand. The HPI Forecast shows prices will start to downshift in early 2021, with annual U.S. HPI gains slowing to just 0.2% by August 2021 and many locations experiencing a decline in prices.
 

【桃園市地政局】桃園市不動產市場交易分析報告(109.5)

    依本市買賣移轉登記案件數統計資料顯示,109年5月買賣登記案件量共計4,230件,較前月(4,179件)增加51件,幅度約為1.2%;較去年同期(4,343件)減少648件,幅度約為-2.6%。本月買賣移轉登記案件數低於去年同期,且低於近一年月平均數(4,263件)。
觀察土地、建物買賣登記移轉筆、棟數,109年5月土地移轉筆數為6,349筆,建物棟數為3,183棟,合計總筆棟數(9,532筆)較前月(9,652筆)減少120筆,幅度約為-1.2%;較去年同期(9,593筆)減少61筆,幅度約為-0.6%。
    以買賣成交角度觀察,統計本市各月份近一年最新揭露之實價登錄資料,109年5月已申報並揭露之交易案件土地、建物筆棟數目前為10,306筆,較前月(8,582筆)增加1,724筆,幅度約為20%;較去年同期(9,224筆)增加1,082筆,幅度約為11.7%。
    在實價登錄揭露案件買賣總交易金額統計方面,目前109年5月份約為591.7億元,較前月(445.1億元)增加146.6億元,幅度約為43.6%;較去年同期(507.5億元)增加84.2億元,幅度約為16.6%。

【易居研究院】2020年9月中國15城二手房市場報告

9 月,易居研究院監測的15 個城市二手房成交量約為9 萬套,環比下降2.2%,同比增長12.5%。2020 年第三季度15 城二手房成交量約為28.3 萬套, 較2019 年同期增長13.8%。

  9 月,15 城二手房年初累計成交量同比增速繼續收窄,成交總量小幅縮減。在近期多地房地產調控政策頻出以及部分需求前期已釋放雙重作用疊加下,成交量呈現連續兩個月回落態勢。後市來看,15 城二手房市場夏季行情結束,“金九銀十”已過半,二手房市場並沒有火熱。在政府“因城施策” 的方針下,多地陸續出台相應的調控政策,二手房市場成交量將會繼續縮減, 但降幅不會過大。
