【CNBC】OECD says global economic outlook ‘slightly better’ for 2023 but inflation risks linger

  • OECD Secretary-General Mathias Cormann said the global economic outlook is “slightly brighter” this year but inflation challenges remain.
  • “The outlook for the world is slightly brighter at the beginning of 2023 than what we thought it would be just two or three months ago,” he told CNBC’s “Street Signs Asia” on Friday.
  • The OECD chief highlighted that the U.S. Federal Reserve took “aggressive action last year,” in terms of hiking interest rates to rein in surging price pressures.

【CNBC】Key Fed inflation measure rose 0.6% in January, more than expected

  • The core personal consumption expenditures price index increased 0.6% for the month, and was up 4.7% from a year ago.
  • Headline inflation increased 0.6% and 5.4% respectively. All the numbers were higher than estimates.
  • The numbers suggest inflation accelerated to start the new year, putting the Fed in a position where it likely will continue to raise interest rates.

【中央銀行】112年1月五大銀行新承做放款平均利率

112年1月本國五大銀行(台銀、合庫銀、土銀、華銀及一銀)新承做放款加權平均利率為1.679%,較上(111)年12月的1.749%下降0.070個百分點,主要係因部分銀行承做利率較低的政府借款增加,致週轉金貸款利率下降。若不含國庫借款,則本年1月五大銀行新承做放款加權平均利率為1.684%,亦較上年12月的1.750%下降0.066個百分點。

【不動產估價師公會】112年2月不動產估價月刊

2022 年底房市觀望氣氛濃厚、旺季不旺,六都 12 月建物買賣移轉合計 2.1 萬棟、月增 13.5%, 不過與房市景氣最熱絡的 2021 年同期相較仍年減 25.1%,尤其南、高二都因台積電效應退卻, 各為 11 年、12 年來同期新低。總計全年度全台買賣移轉棟數估計約 32 萬棟上下,為近六年來首次衰退。

營建業方面,1月測驗點再度轉為下滑,主要來自於營造業與不動產 業看壞當月景氣表現,前者係因廠辦興建動作減緩,相對影響機電整合 工程業、房屋建築工程業的表現,後者則是整體經營環境仍由空方壓制 ,使得1月房市交易量出現明顯萎縮。根據本院調查結果,經過模型試算 後,1月製造業與服務業營業氣候測驗點呈現上揚態勢,營建業測驗點則 再度轉為下滑。

【Zillow】Housing Market Showed Signs of Life in January, as Buyers Began to Compete Over Still-Scarce Listings (January 2023 Market Report)

  • The typical U.S. home value fell slightly from December to January (-0.1%). U.S. home values are still 6.2% higher than a year ago.
  • Home values were lower than last January in seven major markets, with San Francisco experiencing the biggest drop (-4.9%).
  • Newly pending listings were similar to 2020 levels, or down 20% year-over-year–a much smaller drop than the annual drops of more than 30% in each of the previous 3 months.
  • Median time on market, 31 days, was slower than the last two years but faster than pre-pandemic norms to start the year.

【NAR】Existing-Home Sales Descended 0.7% in January

  • Existing-home sales waned for the twelfth consecutive month to a seasonally adjusted annual rate of 4.00 million. Sales slipped 0.7% from December 2022 and 36.9% from the previous year.
  • The median existing-home sales price increased 1.3% from one year ago to $359,000.
  • The inventory of unsold existing homes grew from the prior month to 980,000 at the end of January, or the equivalent of 2.9 months’ supply at the current monthly sales pace.
