近年營建成本上揚導致財務規劃脫軌，已使多件新北市都更案停擺。指標大型行庫在最新的不動產市場評估報告中，引述訪查新北市建商看法指出，近一年由於營建成本上揚，導致都更案原先的財務規劃，尤其是權益分配已偏離行情，多件新北都更案因此停擺。

根據統計，2022 年前 11 月核准住宅建照量已達 16.6 萬戶，推估全年將超過 17 萬戶並創下 1995 年以來的新高。信義房屋不動產企研室專案經理曾敬德表示，開發商在景氣暢旺時，買地狀況積極，等到準備好推案時，卻碰上景氣反轉，加上政策對於又禁止預售未來換約轉手，等於未來預售市場將轉型為自用型產品，銷售速度變慢銷售期拉長，一旦市場反轉，供給量大的區域價格壓力將更為明顯。

根據戴德梁行今 (5) 日發布統計指出，2022 年全台土地總交易量為 1718 億元，年減逾 4 成，其中又以商業類土地交易量緊縮最為劇烈，全年交易量 233 億元，僅及上一年的 2 成。

根據六大都會區地政局公布的買賣移轉棟數資料，六都去年全年交易量年減9%，是3年來最低量。六都中，高雄市去年全年衰退17.3%，量縮最明顯，反觀台中市年增2%，交易情況優於其他五都。六都去年12月建物買賣移轉棟數合計2萬0754棟、月增13.5%、年減25.1%；累計去年全年買賣移轉棟數共24萬3633棟，年減9%。
