【鉅亨網】去年建照量挑戰28年高 一手房供給暴增遇上預售禁止換約衝擊

根據統計,2022 年前 11 月核准住宅建照量已達 16.6 萬戶,推估全年將超過 17 萬戶並創下 1995 年以來的新高。信義房屋不動產企研室專案經理曾敬德表示,開發商在景氣暢旺時,買地狀況積極,等到準備好推案時,卻碰上景氣反轉,加上政策對於又禁止預售未來換約轉手,等於未來預售市場將轉型為自用型產品,銷售速度變慢銷售期拉長,一旦市場反轉,供給量大的區域價格壓力將更為明顯。

根據六大都會區地政局公布的買賣移轉棟數資料,六都去年全年交易量年減9%,是3年來最低量。六都中,高雄市去年全年衰退17.3%,量縮最明顯,反觀台中市年增2%,交易情況優於其他五都。六都去年12月建物買賣移轉棟數合計2萬0754棟、月增13.5%、年減25.1%;累計去年全年買賣移轉棟數共24萬3633棟,年減9%。
