【鉅亨網】營業氣候測驗點連3跌 這些不利因素集結 未來半年房市有壓

台灣經濟研究院今 (25) 日公布 9 月營建業營業氣候測驗點調查,月減 6.22 點至 101.21 點,為連 3 跌,並創近一年來新低,台經院不諱言,在央行打炒房措施下,貸款條件將不如以往、貸款利率上調、貸款估值保守以及寬限期縮短等將是申請房貸普遍現象,另一方面,高房價也考驗市場的接受度、部分新屋量體較大的區域還有賣壓變數,上述因素均不利於未來半年房市。

受到原物料上漲、土地取得成本提高等因素的影響,全台新建案價格屢創新高,2024 年第三季國泰房地產指數顯示,全台相較上一季為價漲量縮,相較去年為價量俱漲,成交價超越前波高點。但由內政部不動產資訊平台揭露,今年上半年,桃園市屋齡 5 年以下新成屋的買賣移轉筆數高達 4,120 筆,占全市總筆數 12,790 筆的 32.2%,此一占比居第一。

【中央社】都更條例放寬容積 專家:對產權單純個案幫助最大

立法院會今天三讀修正通過都更條例第65條,放寬實施容積管制前,已掛號申請建照的建築基地,也可適用容積認定。專家認為,有望加速都市更新,對於產權單純個案等幫助最大。 住商不動產企劃研究室執行總監徐佳馨指出,本次放寬範圍是將可都更對象放寬,符合條件的建築物更多,理論上應有更多的都更案因為放寬而送件,對於單一所有權人或是產權單純的個案幫助最大。

【中央社】9月房貸餘額衝高至10.86兆 年增率續創高

央行9月祭出第7波選擇性信用管制,今天公布的9月房貸餘額衝上新台幣10.86兆元,單月暴增1112億元,外界關切是否房市熱度不減;不過央行官員表示,影響房貸因素眾多,不宜以此下定論,房貸餘額走高主要是先前排隊等待撥款的案件多已消化完畢。 央行今天公布9月房貸餘額為10.86兆元,續寫歷史新高,不只較8月大增1112億元,年增11.26%,更創下18年半以來最大增速。

賴總統在國慶演說中承諾打炒房,實現居住正義。政府為了保障民眾居住需要與抑制投機炒房,過去實施一系列房市政策,如奢侈稅、房地合一稅制、實價登錄制度、平均地權條例修正及選擇性信用管制措施等等,房市政策不斷但房價卻屢創新高,民眾購屋負擔只增不減。政府應認真思考問題出在哪裡?

【BBC】Plan for new flats approved despite parking fears

Plans to turn an empty city centre office block into flats have been approved - despite worries it will not have enough parking spaces. Members of Southend-on-Sea City Council's development control committee backed proposals to convert Alexander House - a former HM Revenue and Customs block - into homes. There will be 557 flats, but only 299 parking spaces - just over 0.5 spaces per flat. One councillor was worried that might cause "parking stress" in nearby roads.

【World Property Journal】U.S. Mortgage Rates Continue to Rise, Again

"The 30-year fixed-rate mortgage increased for the third consecutive week, moving closer to 6.5%," said Sam Khater, Freddie Mac's Chief Economist. "In general, higher rates reflect the strength in the economy that is supportive of the housing market. But notably, as compared to a year ago, rates are more than one percentage point lower and potential homebuyers can stand to benefit, especially by shopping around for the best quote as rates can vary widely between mortgage lenders."
