【鉅亨網】消費者購屋信心52個月首轉悲觀 打炒房「霸王寒流」觀察三大風向

台灣經濟發展研究中心27日發佈 2024 年 12 月的消費者信心指數 (CCI),與台灣房屋集團合作調查的「購買房地產時機」指標,12 月調查結果為 99.84 點,較上月下降 0.55 點,分數下滑的幅度雖然不大,但指標跌破 100 點創近 52 個月新低,信心指數由樂觀轉為悲觀,年底房市也從傳統旺季變為一片冰天雪地。

【鉅亨網】營建業營業氣候連2增 但房市半年內恐見釜底抽薪低量

台經院指出,在營造業方面,雖 11 月整體營造工程物價指數仍較 10 月微幅上揚,但隨著政府公共工程計畫持續進行,且年底處趕工期,11 月底整體公共建設計畫經費達成率近 81%,多數政府公共工程進度推展順利,整體營造業景氣以好轉視之。展望未來,雖央行短期內對不動產市場管制措施難有鬆綁機會,進而影響房屋建築工程的承攬量,不過,明年我國整體公共建設預算將超越今年的 7,800 億元。

營建業方面,11月測驗點續呈上揚,營造業因政府公共工程推動順 利及年底趕工潮,加上2025年公共建設預算將超過2024年,高科技業者建廠及綠色環保工程需求增加,可望帶動景氣持續上升;不動產市場因新屋交屋潮及部分賣方些微讓利,六都買賣移轉件數月增0.9%,但央行 、金管會或銀行端對於房貸審查仍相對嚴格,將導致未來房市成交量處於低檔盤旋。
