【World Property Journal】U.S. Home Sales Hit Slowest Pace Since 2010 Post Financial Crash Era

According to the latest data from the National Association of Realtors (NAR), U.S. existing home sales continued to decline in September 2024. Sales dropped in three of the four major U.S. regions, while the West saw a slight rebound. Compared to the same month last year, sales decreased in three regions but increased in the West.

營建業方面,由於政府持續推進公共工程計畫,生技製藥業者積極建設新生產線,帶動廠辦及土木工程需求增加,加上政府延長關鍵原物料的稅負減徵措施,有助於減輕營建成本壓力,令9月營造業景氣有所好轉。展望未來,營建成本仍高,加上未來房市前景的不確定性,不動產開發商的開工意願也較為保守,削弱房屋建築工程需求,預計營造業前景轉為持平看待。此外,國內主要仲介9月房市交易量大幅衰退,顯示房貸緊縮已開始影響房市交易,加上央行祭出新打炒房措施進一步收緊市場資金,短期內房貸條件將不如以往,令不動產業看壞當月景氣表現;短期內受限於政策調控、銀行端對於房貸資金緊縮,皆不利於未來半年房市的表現。

【NAR】Existing-Home Sales Slid 1.0% in September

  • Existing-home sales descended 1.0% in September to a seasonally adjusted annual rate of 3.84 million. Sales dipped 3.5% from one year ago.
  • The median existing-home sales price climbed 3.0% from September 2023 to $404,500, the 15th consecutive month of year-over-year price increases.
  • The inventory of unsold existing homes rose by 1.5% from the prior month to 1.39 million at the end of September, or the equivalent of 4.3 months’ supply at the current monthly sales pace.

【CBRE】Japan Office MarketView Q3 2024

The All-Grade vacancy rate slipped by 0.1 pp. q-o-q to 4.0% in Q3 2024, the fourth consecutive quarterly decline. Net absorption hit 60,000 tsubo, outpacing the quarter’s 53,000 tsubo of new supply. While several new buildings commenced operations at less than full capacity, vacancies in existing buildings were filled during the quarter, particularly those in relatively new buildings.
