【華夏時報】中國1月租房市場進入淡季 長租機構逆勢增長

  近日,自如研究院綜合全網數據發布全國重點城市1月長租機構租房觀察。數據顯示,全國十城整體住房租賃進入傳統淡季,環比成交量有所下降。同時,長租機構成交量同比去年同期有較大提升,且租金整體保持平穩。可見,整體住房租賃市場正在為節後旺季“蓄能”,而長租機構已成為租賃市場中較具活力部分,增長趨勢長期向好。

According the National Association of Realtors senior economist and research director Nadia Evangelou; driven by the U.S. Coronavirus outbreak starting in March of 2020, one in three adults substituted some or all of their typical in-person work for telework compared to 1 in 20 adults that worked remotely before the pandemic. With teleworking at record high levels, people also decide to move for various reasons. Some of them seek out bigger houses with bigger yards for their kids to play in and office space for them to work.

受惠於半導體產業的帶動,國內產業投資額持續擴大,而出口表現優於預期, 加上民間消費衰退不如預期嚴重,支撐經濟表現,Q4經濟成長率概估值為 4.94%,合計2020年成長率為2.98%,為近3年新高;同樣受惠於電子與資通訊 產品接單暢旺,消費性電子新品拉貨動能強勁,12月景氣燈號亮出10年未現代 表景氣趨熱的黃紅燈,綜合判斷分數驟升至34分;外銷訂單部分,12月訂單達 605.5 億美元,月增4.8%、年增38.3%,不僅月增連十紅,更續創單月新高。 合計全年外銷訂單金額衝上 5,336.6 億美元、年增 10.1%,同創歷史新高;而 受到外資持續匯入資金的影響,12月M1B及M2年增率分別為16.17%、8.45%, 均創金融海嘯以來新高;而在台北股市部分,雖然10月大盤仍延續8月以來的盤 整格局,但受到半導體產業需求暢旺的帶動,台股自11月起呈現帶量上攻走勢, 指數在11月及12月分別上漲1,176.55點及1,009.64點,最終季線上漲2,217點, 以14,732.53點作收,不僅一舉站穩萬四關卡,更持續朝萬五挺進。

【中房研協】中國房地產政策變動監測報告(2021年1月)
