【每日經濟】深圳樓市“五一”遇冷:新房成交創近五年最低,二手房降超八成
- 市場進入深度博弈後,即便廣大經紀人將重心放在新房業務上,市場表現並未超預期。今年“五一”假期,深圳新房成交量甚至不及去年疫情后剛剛複工的市場。
- 深圳二手房市場受政策影響較大,目前買賣雙方仍處於觀望態勢。今年“五一”假期也是疫情后第一個比較正常的小長假,很多人有外出旅遊計劃,這也是影響到深圳樓市整體交易的一個重要因素。
According to national property broker Redfin, more than a quarter (25.7%) of single-family homes for sale in America during the first quarter were new-construction homes. That's up from 20.4% a year earlier and represents the highest share on record.
According to the National Association of Home Builders (NAHB), regulations imposed by all levels of government account for $93,870, or 23.8 percent of the current average sales price ($397,300) of a new single-family home in 2021.
Of the $93,870 figure, $41,330 is attributable to regulation during development, and $52,540 is due to regulation during construction.

依不動產估價技術規則第 114 條規定重劃前後地價估價屬權利估價 範疇,而相關估價原則僅見於不動產估價技術規則第 115 條及第 122-1 條 規定,於實務執行估價仍有不足之處,為使不動產估價師在實務上有所共 同遵循原則特訂定本估價指引。 依本指引進行重劃前後地價評估之結果用於重劃辦理過程中之 1、土 地交換分配價值參考;2、增配土地繳納差額地價參考;3、領取地價補償金 參考;4、計算費用負擔比率參考;不適宜作為重劃前後土地於公開市場交 易價值參考。
4月,樓市調控力度有增無減,住建部約談廣州、合肥等5城,繼續堅持房住不炒的定位,並將東莞、南通列入監測重點城市名單;廣州、合肥、南通等12城政策加碼,並下沉到縣市,全面落實穩地價、穩房價、穩預期。在此背景之下,“銀四”市場熱度高位微降,不過整體新房成交表現仍好於預期,地市量跌價增,溢價率創三年新高。
4月,中央強調堅持“房住不炒”定位不變,加強房地產市場調控,不斷完善政策工具箱,促進房地產市場平穩健康發展;住建部、發改委等部門聯合發布《住房和城鄉建設部等部門關於加強輕資產住房租賃企業監管的意見》,針對從事輕資產住房租賃企業,提出了七方面監管意見。
