【樂居地產】年內中國20餘地出台公積金新政 多數收緊,這幾地租房可多提!

  中新經緯記者梳理髮現,2021年以來,北京、廣州、鄭州、深圳、佛山、上海、成都等20餘地發佈公積金新政,對公積金的提取額度、貸款申請條件和貸款額度都進行了規定,多地明顯收緊。

  例如,3月31日,廣東省佛山市住房公積金管理中心發布《關於調整我市住房公積金抵押貸款政策的通知》。其中最大的變化為個人最高貸款額度從50萬降為30萬,即夫妻最高只能貸60萬。

  對於調整住房公積金政策的原因,上述政策解讀中提到,2017年至2020年,住房公積金繳存及貸款本金回收流入平穩增長,但職工對住房公積金的使用需求一直處於高位,致使佛山市住房公積金資金流動性不足,雖然已實行貸款輪候發放,但仍未能解決貸款資金缺口逐漸增大的問題。為防範資金流動性風險,修訂佛山市住房公積金抵押貸款辦法。

  不到一個月,4月20日,佛山再發布《關於調整我市繳存職工提取住房公積金支付房租辦法的通知(徵求意見稿)》,擬收緊公積金租房提取額度。

According to the National Association of Realtors latest quarterly housing report, persistent low-levels of housing inventory, combined with record-low mortgage rates spurring housing demand, have caused an increase in median sales prices for existing single-family homes in all but one of 183 measured markets during the second quarter of 2021. NAR's report also reveals that 94% of 183 U.S. metro areas also experienced double-digit price increases (89% in the first quarter of 2021).

International property consultant Knight Frank says that until now, the pandemic-fuelled house prime boom was most evident in the mainstream market, but the world's prime luxury sector has now surged ahead.

Prime residential prices across 46 cities increased at an average rate of 8.2% in the year to June 2021, up from 4.6% in March.

By comparison, mainstream prices across 150 cities increased by 7.3% on average in the year to Q1 2021.

  • More than 11 million Americans remain behind on their rent, moving the CDC to issue a new eviction ban earlier this month after its previous one expired on July 31.

【內政部】109年低度及待售住宅

低度使用(用電)住宅

本署利用房屋稅籍資料與台電用電資料,將每年11、12月平均用電度數低於60度的住宅,界定為低度使用(用電)住宅。民國98年至106年,全國低度使用(用電)住宅占存量比例從99年的11.17%逐漸減至民國100年的10.15%,民國101年至106年間,比例變動幅度在正負0.2個百分點之間,至107年增至10.56%,但108年減至10.17%。依據108年度11、12月份用電資料顯示,6直轄市僅桃園市高於全國平均,其餘5直轄市皆低於平均水準。

就低度使用(用電)住宅宅數而言,新北市相對較高的行政區有淡水區、板橋區與中和區;臺北市則為北投區、中山區與士林區;桃園市為中壢區、桃園區與楊梅區;臺中市為西屯區、北屯區與北區;臺南市為東區、永康區與北區;高雄市為三民區、鳳山區與苓雅區。

若就低度使用(用電)住宅比例而言,新北市相對較高的行政區有萬里區、三芝區、金山區;臺北市則為大同區、萬華區與中正區;桃園市為復興區、龍潭區、觀音區與大園區;臺中市為中區、和平區與新社區;臺南市為龍崎區、楠西區與大內區;高雄市為那瑪夏區、六龜區與甲仙區。

壹、 5月實價登錄交易量較4減少27.41%,交易總額減少21.66%
  110年5月實價登錄量價受疫情影響,全市交易量共890件,較4月1,226件減少336件,減幅27.41%;交易總額為226.47億元,較4月289.09億元減少62.62億元,減幅21.66%。(詳表1)
12行政區5月交易量均減少,減幅前3名分別為大安區、北投區及大同區,較4月分別減少47.30%、30.95%及30.00%。(詳表2)
  各行政區交易總額依序由內湖區(32.14億元)、中山區(30.21億元)及大安區(24.64億元)位居前3名;總額最少為大同區,僅5.41億元,總額最高的內湖區與最低的大同區,差約4.94倍。交易總額增幅最大為士林區,較4月增加5.65%,減幅最大為大安區,較4月減少48.29%。(詳圖1)

【中國國家統計局】中國2021年7月份70個大中城市商品住宅銷售價格變動情況

一、各線城市新建商品住宅和二手住宅銷售價格環比漲幅回落或轉降

  據測算,7月份,一線城市新建商品住宅銷售價格環比上漲0.4%,漲幅比上月回落0.3個百分點。其中,北京、上海和廣州環比分別上漲0.8%、0.4%和0.2%,漲幅比上月分別回落0.1、0.1和0.8個百分點;深圳上漲0.5%,漲幅與上月相同。一線城市二手住宅銷售價格環比上漲0.4%,漲幅比上月回落0.3個百分點。其中,北京和上海環比均上漲0.7%,漲幅比上月分別回落0.6和0.3個百分點;廣州上漲0.6%,漲幅與上月相同;深圳下降0.4%。二線城市新建商品住宅和二手住宅銷售價格環比分別上漲0.4%和0.2%,漲幅比上月分別回落0.1和0.2個百分點。三線城市新建商品住宅銷售價格環比上漲0.2%,漲幅比上月回落0.1個百分點;二手住宅銷售價格環比由上月上漲轉為下降0.1%。

【Savills】Fewer transactions, fewer buyers - and still rising volumes

  • In July, the transaction volume on the investment market for commercial and residential real estate amounted to around €6.8bn. The rolling twelve-month volume was €73.9bn at the end of the month and rose by 5.7% compared to the previous month. The rolling volume has thus been rising since March 2021. Residential property accounted for around €1.0bn last month, while commercial property changed hands for around €5.7bn. July was thus the second strongest month in terms of turnover on the commercial property market since the beginning of the COVID-19 pandemic in Germany.
