【自由時報】既有頂樓違建也會拆除 擅自裝修北市將優先報拆

台北市建管處表示,為加強管理頂樓既存違建,避免危害公共安全,修正「臺北市違章建築處理規則」第25條規定,對於屋頂既存違建,如有涉及裝修行為,須申請報備並經核准始得施工,否則將予以查報拆除。

【中央社】去年12月租金指數創新高 業者:反映房價成本走揚

主計總處統計,去年12月租金指數105.01,再創新高。房仲分析,租金反映房價成本走揚,且經濟表現樂觀,租客有能力負擔條件較好的房屋物件;租金指數已經連續12年上漲,雖長期走升,但增幅還算溫和。

信義房屋引述主計總處資料,去年12月租金指數105.01,創下新高;去年整體房租指數年增0.83%,南部地區增幅最高,年增1.16%,中部地區為0.83%,北部地區0.71%,東部地區年增0.66%。房租指數已經連續12年上漲,平均年增0.71%,雖然趨勢長期走升,但增幅還算溫和。

【World Property Journal】December U.S. Home Sales Recorded Biggest Monthly Decline Since Covid Began

National property broker Redfin is reporting this week that fewer U.S. homes were for sale in December 2022, driving seasonally-adjusted home sales down 3.6%. This marks the largest month-over-month sales decline since May 2020. Home prices surged 15% from a year earlier, the 17th consecutive month of double-digit increases.

  • There's a "big risk" of real estate companies filing for insolvency when interest rates rise, said Nils Kuhlwein of consulting firm Kearney.
  • The real estate sector had the highest absolute number of "zombie" companies and the highest share of zombies in 2020, according to a Kearney report — and that number could surge if rates double, said Kuhlwein.
  • Zombie companies refer to firms that have been on the market for more than 10 years and earn enough to operate, but not to pay the interest on their debt.

  • The average rate on the 30-year fixed loan has jumped more than 50 basis points since the start of this year, cutting the number of refinance candidates down to just 5.9 million.
  • That is down from about 11 million at the start of this year and roughly 20 million in late 2020.
  • Mortgage applications to refinance a home loan are down by half from a year ago.

【NAR】Annual Existing-Home Sales Hit Highest Mark Since 2006

  • Monthly sales drop 4.6% in December

  • In 2021, existing-home sales totaled 6.12 million – an increase of 8.5% from the prior year and the highest annual level since 2006.

  • At the end of December, the inventory of unsold existing homes fell to an all-time low of 910,000, which is equivalent to 1.8 months of the monthly sales pace, also an all-time low since January 1999. 

  • In December, existing-home sales on a seasonally adjusted annualized rate slowed to 6.18 million, a 4.6% decrease from November.
