【World Property Journal】U.S. Home Listings Decline as Sellers Retreat Amid Falling Prices, Volatile Rates

Would-be sellers are reluctant to list their homes as they have begun to see prices come down

National property broker Redfin is reporting that new listings of homes for sale in the U.S. fell 15% year over year in the four weeks ending August 21, the biggest annual decline since the start of the pandemic. As a result, the supply of for-sale homes fell 0.6% from the previous four-week period-a slight decline, but just the second such drop since February 2022.

  • Small businesses are caught in an inflation compounding effect, with prices for inputs, labor, transportation and energy all cutting into margins, while rent prices soared too, and now landlords are pressing the most since Covid began for full payments as the economy cools and sales slow.

Global property consultant CBRE forecasts a 14.1 percent year-over-year increase in U.S. construction costs by the end of 2022 due to a litany of pressures including labor shortages, inflation, supply chain disruptions, ongoing pandemic reverberations and the war in Ukraine.

【Zillow】July New Home Sales: The New Construction Cool Down Continues

  • There were 511,000 new home sales nationwide in July (SAAR), down 12.6% from June and down 29.6% from July 2021, according to the U.S. Census Bureau.
  • The median sales price of new houses sold in July was $439,400.
  • The seasonally-adjusted estimate of new houses for sale at the end of July was 464,000, a supply of 10.9 months at the current sales rate.

【Zillow】Mortgage Rates Increase on Stronger Economic Data Than Anticipated

Economic data releases showed stronger economic activity than markets anticipated; continued tight labor markets, resilient consumer spending and strong manufacturing activity. Fed officials continue to message to investors that they are committed to getting inflation under control. Markets are reevaluating expectations about future rate increases and how high the Federal Reserve will raise rates, given that the economy appears to have less risk of contraction in the near term.

【中房研協】北京第三批集中供地堅持品質保障要求,超七成地塊競現房銷售

8月18日,北京市規自委發布2022年第三批次集中供地出讓公告,共計出讓18宗地塊,用地規模約75公頃,建築面積約148萬平方米,將於9月下旬集中成交,其中超過七成的地塊設置了競現房銷售面積環節。

【桃園市地政局】桃園市111年7月不動產市場交易統計月報

本市111年7月全市買賣登記案件量共計4,346件,較前(6)月(4,511件)減少3.7%,較去年同期(3,816件)增加13.9%。此外111年7月土地移轉筆數為6,089筆,建物棟數為3,539棟,合計總筆棟數(9,628筆)較前月(11,298筆)減少14.8%;較去年同期(8,255筆)增加16.6%。與去年同期有較大差異係因去年新冠疫情影響全國進入三級警戒,登記量萎縮所致。
預售屋買賣實價登錄方面,自110年7月新制實施後至111年6月期間,合計申報總數共21,060件,各行政區以中壢區(4,386件)、龜山區(4,030件)、桃園區(3,631件)交易量較多,本市110年下半年成交高峰期落在110年11月(3,202件),之後因內政部啟動相關打炒房措施與中央銀行祭出相關限縮放款政策,成交量逐月下修,而預售屋111年2月因適逢農曆年間且單月交易日數較少,致交易量為統計期間最少月份(1,119件),趨勢與買賣登記、實價登錄買賣簽約淡季大致相同,3月交易量雖有復甦,仍較110年第4季各月減少;6月份目前共申報888件,交易量仍呈現逐月減少趨勢。成交均價方面,於110年第4季有明顯漲幅後,近期市場交易呈盤整態勢。

【新北市地政局】111年第1季新北市不動產市場分析季報

111年第1季新北市住宅(註1)成交均價為37.2萬元/坪,較上季上漲3.46%,與去年同期相較,上漲 6.84%。其中都會區(註2)均價為38.3萬元,較上季上漲3.4%,與去年同期相較,則上漲6.83%。

111年第1季新北市公寓、華廈、住宅大樓成交均價分別為32.2萬元/坪、33.9萬元/坪、39.7萬元/ 坪,與前季相較,均呈現上漲趨勢,漲幅依序為華廈(4.31%) 、住宅大樓(4.22%) 及公寓(1.71%) ,與 去年同期相較,亦均呈上漲趨勢,漲幅依序則為公寓(10.17%)、華廈(10.04%) 及住宅大樓(6.41%) 。

觀察近期國際經濟情勢,全球經濟面臨多重挑戰,儘管美國經濟雖未陷入衰退,但受到通膨仍高影響,需求已大幅降溫,而能源短缺危機與通膨升溫導致歐洲經濟前景預測惡化,中國則因堅持清零政策使得生產及消費嚴重受阻,加上房地產持續低迷,雙雙重創中國經濟表現。
在國內製造業方面,因全球通膨壓力未減,主要國家經濟下行風險仍大,使得終端市場需求疲軟,傳產廠商備貨意願減弱,加上受到智慧手機及個人電腦的銷量下滑,客戶因應市場需求趨緩而積極調整庫存,導致部分以消費性應用為主的電子廠商產能利用率下滑,故整體製造業廠商看壞當月與未來半年景氣表現較上月調查相比略顯惡化。
