【鉅亨網】預售建案去化速度趨緩 3月土建融餘額降至7個月低
台灣央行公布 3 月購屋貸款和建築貸款 (土建融) 餘額,分別來到 11 兆 1748 億元、3 兆 4305 億元,其中,土建融餘額降至去年 9 月以來低點,顯示建築貸款需求持續放緩,而房貸餘額雖續創高,但年增率 9.34% 也創去年 5 月以來低點,雙雙反映房市景氣趨緩。

最新國泰房地產指數顯示,2025 年第一季國泰房地產指數,相較上一季為價穩量縮,相較去年同季為價漲量縮。相較於 2024 年第四季,成交價以雙北及桃園下跌,其中,桃園除推案量減少外,銷售率只有 6.55%。並指出,房市表現偏弱;相較去年同季為價漲量縮,房市表現待觀察。

台灣經濟研究院公布 3 月營建業營業氣候測驗點調查為 94.34 點,較上月大減 7.53 點,處明顯下滑的態勢,台經院直指,由於國內景氣趨緩、打炒房政策未放寬、買賣方對價格存在認知差距,以及龐大預售推案進入完工階段,未來半年房市景氣恐持續偏悲觀。3 月六都建物買賣移轉件數月增率為 16.8%,主要是反映過戶交易天數多於 2 月,再加上春節後部分地區新案交屋潮再起,但若以年增率來看,實際上跌幅高達 21.1%,房市現況明顯處低檔。

近年在政府優惠貸款等利多加持,20至40歲族群逐漸躍升為買盤主力。根據聯徵中心數據,2024年20至40歲購屋族申貸房產中,約47.8%購置屋齡0至3年新屋,較2015年30.3%大增17.5個百分點,顯示新屋逐漸成為年輕購屋族首選。
