【Zillow】Homebuilding Momentum Falters in 2025 Where Inventory Climbs

  • Single-family permitting dropped 6.3% in the first half of 2025, led by sharp declines in Jacksonville, San Antonio and Boston.
  • The slowdown comes after a rebound in 2024. Last year, single-family starts finished the year up 6.6% in 2024, ending a two-year decline and keeping homebuilding  above the pre-pandemic pace.  
  • Attached, single-family construction — condos and townhomes — increased at twice the rate of detached, single-family homebuilding.

【中央社】7月房市交易續冷 房仲估下半年量縮價緩跌

地政局今天公布全台六都7月建物買賣移轉棟數,合計為1萬8856棟,月增4.2%、年減29%;房仲指出,7月受關稅戰影響,不確定性高,加上第7波信用管制與銀行房貸緊縮持續下,買氣降溫,今年前7月房市交易棟數為11萬9058棟,年減27%,續創近8年新低。

住展雜誌彙整北北桃今年上半年15坪以下公開預售套房產品、且為實價揭露最高單價案,分別是台北市中山區建案頂樓戶,僅13.2坪,每坪交易新台幣142.1萬元;新北市新店區建案4樓戶,12.4坪售出每坪92.7萬元;桃園市觀音區建案4樓戶,12.5坪交易在單價33.5萬元。

【內政部國土署】「社會住宅租金分級收費原則」草案將預告 劉世芳:提供民眾合理租金 減輕居住負擔

內政部今(31)日部務會報安排國土管理署報告「社會住宅租金分級收費原則」草案。部長劉世芳表示,社會住宅是政府為解決民眾居住問題而推動的重要政策之一,藉由建立公平及合理的租金分級收費原則,照顧更多有需要的家庭,這次收費原則草案以收入高低分成4個級距,租金折數從30%到90%不等,並明定社會住宅所在地最低生活費為社宅租金漲幅上限,讓不同所得水準的民眾都能夠負擔得起社會住宅租金。草案將依法制作業程序,於近期辦理預告,後續再參酌公共政策網路參與平台各界所提意見進行修正,以實質減輕民眾居住負擔。
