【CNBC】Home sales surged in October, just before mortgage rates jumped

  • Sales of previously owned homes last month rose 3.4% from September to a seasonally adjusted, annualized rate of 3.96 million units, according to the National Association of Realtors.
  • Sales were 2.9% higher than October of last year, marking the first annual increase in more than three years.
  • There were 1.37 million units for sale at the end of October, an increase of 19.1% from October 2023.

新北市地政局公佈113年上半年住宅租金指數,板橋土城、中和永和、三重蘆洲、新莊、新店、汐止及淡水等7大次分區,分別為104.52、105.6、103.63、103.32、103.11、103.69、99.55,這半年的漲跌幅介於-2.82%至2.68%之間,與去年同期相較有-2.28%至3.32%的年變動率。

【NAR】Existing-Home Sales Grew 3.4% in October; First Year-Over-Year Gain Since July 2021

  • Existing-home sales climbed 3.4% in October to a seasonally adjusted annual rate of 3.96 million. Sales advanced 2.9% from one year ago, the first year-over-year increase in more than three years (July 2021; +1.8%).
  • The median existing-home sales price ascended 4.0% from October 2023 to $407,200, the 16th consecutive month of year-over-year price gains.
  • The inventory of unsold existing homes edged higher by 0.7% from the prior month to 1.37 million at the end of October, or the equivalent of 4.2 months' supply at the current monthly sales pace.

【公告】不符課徵田賦者,應改課地價稅

農業用地未作農業使用,土地所有權人應向稅捐機關申報改課地價稅,如果只是局部變更為其他用途,按實際變更使用面積改課。惟都市土地其土地使用分區經劃定為住宅區,或非都市土地經編定為各種建築用地,且公共設施已完竣者,因已非屬農業用地,即使仍作農業使用,仍然要課徵地價稅。

【公告】房屋使用情形如有變更或符合減免情形,記得在當期開徵40日以前申報,以免影響權益

屏東縣政府財稅局表示,自今年7月1日起房屋稅新制施行,由原本的按「月」課徵改採按「年」計徵,以每年2月末日為納稅義務基準日,並明定房屋使用情形如有變更致稅額減少者或符合減免規定者,納稅義務人應於當期房屋稅開徵40日以前(即3月22日,如遇假日順延至次一工作日)向當地主管稽徵機關申報,即可自當期適用較低之稅率。
