【CNN】New real estate rules threatened to upend homebuying for Americans. Here’s what experts say has changed

Last summer, rule changes from the National Association of Realtors, the powerful real estate trade organization, threatened to upend the way Americans buy and sell homes. Some experts predicted the 6% commission, the unofficial fee for buying or selling a home, would be finished. Now, six months later, as the 2025 spring homebuying season kicks off and the turbulence caused by the new rules has faded, real estate professionals say the actual effects have been muted.

【CNBC】Weekly mortgage demand drops 6%, as homebuyers remain ‘on the fence’

  • The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($766,550 or less) decreased to 6.93% from 6.95%
  • Applications to refinance a home loan dropped 7% for the week but were 39% higher than the same week one year ago.
  • Applications for a mortgage to buy a home fell 6% for the week but were 7% higher year over year.

【NAR】Existing-Home Sales Decreased 4.9% in January, But Increased Year-Over-Year for Fourth Consecutive Month

  • Existing-home sales slid 4.9% in January to a seasonally adjusted annual rate of 4.08 million. However, sales rose 2.0% from one year ago, the fourth straight monthly year-over-year increase.
  • The median existing-home sales price advanced 4.8% from January 2024 to $396,900, the 19th consecutive month of year-over-year price increases.
  • The inventory of unsold existing homes grew 3.5% from the prior month to 1.18 million at the end of January, or the equivalent of 3.5 months' supply at the current monthly sales pace.

【公告】「新加坡式建築」1樓停車位,仍需課徵房屋稅

近年南部建商力推「新加坡式建築」,該類建案主打總樓層數不高但有電梯、低公設比且停車空間設置於1樓。臺南市政府財政稅務局表示,只要是附著於土地的各種房屋及增加其使用價值的建築物,均屬房屋稅課徵範圍,因此地上停車空間自應課徵房屋稅,若是供自住停車、無收費及營業,可隨同主建物的用途適用住家用稅率課徵。
