【CNBC】Pending home sales drop to the lowest level on record in January

  • Pending sales dropped 4.6% from December to the lowest level since the National Association of Realtors began tracking this metric in 2001.
  • While weather may have been a factor, sales rose month to month in the Northeast.
  • Home prices have been easing over the last few months in certain areas, with more sellers cutting prices, but nationally they are still higher than they were a year ago.

【World Property Journal】Greater Miami Area Residential Sales Dip in January

According to new data from the Miami Association of Realtors, total residential sales in Miami-Dade County declined by 2.7% year-over-year in January 2025, dropping from 1,414 to 1,376 transactions. Single-family home sales remained virtually unchanged, with a slight 0.16% decrease from 644 to 643 sales. Meanwhile, total existing condo sales fell 4.8% year-over-year, from 770 to 733.

營建業方面,1月測驗點轉為下滑,主要仍是來自於不動產業的部分 ,該行業受到央行第七次選擇性信用管制,導致市場資金供給緊縮,住宅交易動能明顯下滑,使不動產開發商投資趨於觀望。反觀營造業者不論是本月或未來半年皆呈現持平態勢,顯然受房市展望不佳導致房屋建築工程業者接單量較為疲弱,但由於嘉義地震後將帶來短期內房屋拆除與結構補強需求,且營造業者所承攬的綠色環保工程需求增加,預期營造業景氣可以持平視之。

【內政部地政司】第63期都市地價指數 (113下半年)

依各直轄市及縣(巿)政府查估之地價資料統計,本期(113 年 4 月 1 日至 113 年 9 月 30 日)全國都市地價總指數為 105.411, 與上期比較上漲 2.58%;全國各使用分區指數中,住宅區指數 較上期上漲 2.65%、商業區指數較上期上漲 2.48%,工業區指 數較上期上漲 2.24%。

  • During the pandemic, new single-family construction surpassed the 1-million-unit threshold for the first time since 2007.
  • As mortgage rates doubled, markets with fewer land-use restrictions saw relatively more building activity, and became pockets of housing affordability.
  • Conversely, regions with the most restrictive land-use regulations — Los Angeles, San Diego, San Jose, Sacramento, and Riverside — now have the smallest share of affordable listings on Zillow.

土地使用分區為道路用地者屬公共設施保留地,按稅率6‰課徵地價稅。道路未開闢前,供建築使用者,可按自用住宅用地稅率(2‰)課徵;若未作任何使用並與使用中的土地隔離者,可免徵地價稅。未作任何使用是指「任何人」皆無法使用或通行,且必須與使用中土地作區隔,例如搭建鐵皮外牆,任何人皆無法經過或跨越。
