【World Property Journal】Single-Family Rent Growth in U.S. Trends Upward in 2025

According to CoreLogic's latest Single-Family Rent Index (SFRI), U.S. single-family rent prices rose 2.4% year over year in January 2025, up slightly from 2.1% in December. However, this growth is still below the 2.6% increase recorded in January 2024. Historically, from 2010 to 2019, annual rent growth for single-family homes ranged between 2% and 4%, averaging around 3.5%.

According to the Mortgage Bankers Association's Weekly Mortgage Applications Survey for the week ending April 4, 2025, U.S. mortgage applications jumped 20.0% compared to the previous week. The Market Composite Index, which measures total mortgage loan application volume, rose 20.0% on a seasonally adjusted basis and also increased 20% on an unadjusted basis.

In 2024, Americans invested approximately $603 billion in home remodeling projects. The report highlights the projects that brought homeowners the most happiness, as measured by the "Joy Score" (rated from 1 to 10). Among the top-scoring projects were the addition of a primary bedroom suite, a kitchen upgrade, and new roofing--all receiving perfect Joy Scores of 10.

【Colliers】首季商用不動產與土地交易額雙雙下滑

依據高力國際發布最新「2025年第一季商用不動產及土地投資市場調查」顯示,最大買家壽險業尚未進場, 第一季商用不動產交易額為287億元、年減幅37%,季減18%;房市買氣雖冷卻,但仍有建商逆勢進場購地,首季土地交易額約469億元、較去年同期小幅下滑3%。

【臺北市地政局】臺北市113年第4季不動產市場動態季報

113年Q4市場動態,住宅及預售屋買賣市場交易量皆較前一季減少近3成,交易動能持續降溫。儘管交易量縮減,住宅價格仍具支撐力。第4季住宅價格指數為130.71,季增率0.57%,為近6季來最小漲幅;預售屋全市平均單價較前期增加6.07%;住宅租金指數季增率0.82%。整體而言,住宅市場呈現動能降溫、價格持穩趨勢。
