【聯合報】立委憂央行加大房市管制釀斷頭 財長:槓桿過度才會

央行9月祭出第7波選擇性信用管制,堪稱史上最嚴管制措施,立委今天關切是否恐釀斷頭潮;財政部長莊翠雲表示,央行管制措施是端視市場整體情況而推出,且為避免殃及無辜,也設有例外性的規定。至於是否會發生斷頭,應該是購屋者「槓桿有點過度了」。

【聯合報】專家:房市Q4 確定旺季不旺

由於整體房貸資金依舊吃緊,加上在政策打擊炒房氛圍下,房市看漲氛圍退散,當前一、二手市場交易均呈量縮,整體不動產市況已進入盤整,第4季房市確定呈「旺季不旺」格局,而商用市場相對穩定。信義房屋不動產企研室專案經理曾敬德分析,由於8、9月央行祭出打炒房新政,在民眾購屋資金成本提高,加上當前貸款條件不佳,讓買方買房信心動搖,衝擊中古屋市場交易量有所下降。

【中央社】住宅存量估2030年逾千萬 國土署:續推都更危老重建

據內政部不動產資訊平台最新統計,今年首季全國住宅存量達936.57萬宅,對比去年同期,1年大增13.08萬宅,創近5年同期增加最多紀錄,預計最快2030年全國住宅存量將突破1000萬宅。專家提及,因都更牛步且屋齡老化,住宅存量持續增加是正常情形。

  • The average 30-year fixed-rate mortgage in the U.S. slightly dipped to 6.78% for the week ending Nov. 14, barely changed from 6.79% a week prior, according to Freddie Mac data via the Federal Reserve.
  • That stabilization may be a good sign for the housing market.
  • “When rates are moving around a lot, it makes a lot of uncertainty in the market,” said Jessica Lautz, deputy chief economist and vice president of research at the National Association of Realtors. 

【World Property Journal】Home Prices Rise in 87 Percent of U.S. Metros in Q3

In the National Association of Realtors' latest quarterly report, about 90% of U.S. metro areas (196 out of 226, or 87%) saw home price increases during Q3 of 2024, as 30-year fixed mortgage rates fluctuated between 6.08% and 6.95%. Seven percent of the 226 tracked metro areas recorded double-digit price gains, down from 13% in the previous quarter.
