【World Property Journal】Impacted by COVID, U.S. Inbound Multifamily Investment Dips in 2020

According to new research by CBRE, international property investment in U.S. multifamily assets in H2 2020 fell by just 5% year-over-year to $5.7 billion, despite continued COVID19 international travel restrictions and market uncertainty.

For the full year, international investment in U.S. multifamily assets fell by 22% to $9.7 billion. Considerably lower hedging costs made global capital more competitive, helping to mitigate the decline from 2019 levels.

The latest National Association of Home Builders / Wells Fargo Housing Market Index released this week shows that U.S. builder confidence in the market for newly built single-family homes fell two points to 82 in March 2021.

Despite high buyer traffic and strong demand, builder sentiment fell from rising lumber and other material prices pushed builder confidence lower.

觀察近期國際經濟情勢,隨著全球多國陸續施打疫苗與防疫措施的強化,全球平均 新增確診案例和病歿人數出現明顯下降趨勢,顯示疫情日益獲得控制,有助於全球 經濟動能逐漸重回正軌。在國內方面,受惠於農曆春節前拉貨效應顯現,國際原油 與原物料行情走揚,使得1月國內製造業相關數據表現亮眼,製造業景氣依然樂觀。 營建業方面,受到部分建材價格上揚與人工短缺影響,波及土木工程業的工程進度, 加上時序進入傳統房市淡季,且1月房市買氣稍顯觀望,故營建業者對當月與未來 半年景氣看法多為持平視之。

壽險在2012年全台投資總額曾達千億,但後續幾年在政府一連串信用管制與政策 打房措施、以及金管會金八條控管下,使得壽險投資明顯縮手甚至轉向海外, 2017年全台只剩114億元,而商辦交易更在2015年創低,直到2020年疫情衝擊下, 海外投資風險提高,壽險重回台灣投資,投資金額再度破千億。今年1月壽險全台 投資已達152億元,壽險業一向是商用不動產動能的市場信心指標與火車頭,壽險 也必須尋找足夠的租金報酬已支應保單成本,預期市場若有好的標的壽險將持續投 資。

【不動產估價師公會】110年2月不動產估價月刊

全球終端需求雖因疫情衰退,不利我外貿擴張力道,惟我國防疫得宜,半導體、資通 與視聽產品之國內製造產能大幅擴增,臺商回流擴增產能,恰可順應 5G、遠距商機及電 子新品備貨需求,有助減緩衝擊;民間投資在半導體推進頂尖高階製程及離岸風電等綠能 投資延續,加上臺商回臺投資持續落實下,可望穩健擴增;民間消費雖受疫情衝擊,惟疫 情催化宅居網購,加上政府振興措施推動隨國內經濟逐步回穩,有助支撐民間消費成長動 能。行政院主計總處概估 109 年經濟成長 2.98%、預測 110 年成長 3.83%。 經濟指標方面,109 年 12 月工業生產增加 9.90%;批發業、零售業營業額分別增加 12.5%及 1.4%,餐飲業營業額減少 0.6%;外銷訂單金額 605.5 億美元,增加 38.3%;出 口值 330.0 億美元,增加 12.0%,進口值 272.4 億美元,增加 0.9%,貿易出超 57.6 億美 元;躉售物價指數(WPI)下跌 5.10%,消費者物價指數(CPI)上漲 0.06%;失業率 3.68%。 109 年 12 月景氣對策信號綜合判斷分數為 34 分,較上月增加 4 分,燈號轉呈黃紅燈; 景氣領先、同時指標持續上升,反映國內經濟增溫。

【中國國家統計局】2021年2月份70個大中城市商品住宅銷售價格變動情況

一、各線城市商品住宅銷售價格環比漲幅有升有降

  據測算,2月份,4個一線城市新建商品住宅銷售價格環比上漲0.5% ,漲幅比上月回落0.1個百分點。其中,北京、上海、廣州和深圳分別上漲0.7% 、0.5% 、0.9%和0.1% 。二手住宅銷售價格環比上漲1.1% ,漲幅比上月回落0.2個百分點。其中,北京、上海、廣州和深圳分別上漲1.2% 、1.3% 、1.0%和0.9% 。31個二線城市新建商品住宅和二手住宅銷售價格環比均上漲0.4% ,漲幅均與上月相同。35個三線城市新建商品住宅銷售價格環比上漲0.3% ,漲幅比上月擴大0.1個百分點;二手住宅銷售價格環比上漲0.2% ,漲幅比上月回落0.1個百分點。

 

二、各線城市商品住宅銷售價格同比漲幅有所上升

【易居研究院】2021年2月中國城市住房租賃價格指數報告

2021年2月,中國城市租賃價格指數為1038.2點,較上月上升0.3點,環比上漲0.03%,同比跌幅0.55%。

監控的35個城市中,共有30個城市指數環比下跌。此外,僅有5個城市指數環比出現不同程度上漲。四個一線城市中,北京、上海租賃價格指數均有所下降,跌幅分別為0.17%和0.23%;廣州、深圳租賃價格指數環比有所上升,漲幅分別為0.10%和0.49%。

【Zillow】Softening Rents Offer an Uneven Respite for Renters

  • In some of the nation’s most-expensive rental markets, including New York, San Francisco and Boston, rent has fallen more in pricier neighborhoods, even as it has remained stubbornly high in more-affordable areas.
  • In more-affordable markets including Atlanta, Houston and Detroit, rents increased the most in ZIP codes with both the least-expensive rents and the lowest incomes, straining affordability for vulnerable renters. 

【Zillow】Home Value Appreciation Goes into Overdrive (February 2021 Market Report)

  • The Zillow Home Value Index (ZHVI) rose 1.1% for the 3rd month in a row, and 9.9% year-over-year, to $272,446.
  • The Zillow Observed Rent Index (ZORI) rose to $1,708 in February, up 0.4% from January and the second straight month of solid growth, suggesting the national rental market may be out of the doldrums.
  • For-sale inventory continued to fall, now down 30.3% year over year.
