【中國財經】24城入選、試點3年住建部公佈智能建造試點城市名單

住房和城鄉建設部近日印發通知,選取北京、天津、重慶等24個城市開展智能建造試點,積極探索建築業轉型發展的新路徑,試點時間為期3年。近年來,我國建築業生產規模不斷擴大,國民經濟支柱產業的地位持續穩固。但建築業主要依賴資源要素投入、大規模投資拉動發展,工業化、信息化水平較低,生產方式粗放、勞動效率不高、能源資源消耗較大等問題較為突出。

【中國財經】銀行間債券市場發債範圍有望擴大至地方優質民營房企中債增給予增信支持

11月9日,中債信用增進投資股份公司官網發布《關於接收民營企業債券融資支持工具房企增信業務材料的通知》顯示,為進一步推動民營企業債券融資支持工具工作,加大對民營房地產企業增信服務力度,意向民營房地產企業可通過填寫《項目需求意向表》向中債信用增進公司提出增信需求,公司將在收到郵件後3個工作日內予以郵件反饋。

【新浪地產】10月近七成城市房租下跌

進入11月,上海開始對《上海市住房租賃條例(草案)》公開徵求意見,這是繼北京之後,又一個規範住房租賃、長租公寓等租賃業態發展的地方性條例,其中在住房租賃價格管理一項中,明確住房租金顯著上漲或者有可能顯著上漲時,可以依法採取漲價申報、限定租金或者租金漲幅等價格干預措施,穩定租金水平。

【Bloomberg】Falling UK House Prices: Winner and Losers

Persimmon, Britain’s biggest housebuilder by market value, saw its shares drop sharply this morning as it warned that it’s going to “implement a new capital allocation policy” — ie cut the dividend — as costs mount and sales fall. Sales are down from 0.78 a week this time last year, to an average of 0.48 in the last six weeks. Cancellation rates have shot up to 28% in the past six weeks, from 21% in the 12 weeks prior to that. Rivals Barratt and Bellway were also downbeat when they updated last month.

According to national property broker Redfin, twenty-nine percent of U.S. single-family homes for sale in the third quarter of 2022 were new construction - the highest share of any third quarter on record. That's up from 25% in the third quarter of 2021 and 18% in the third quarter of 2020.

【NAR】Home Prices Rose Year-Over-Year in 98% of Metro Areas in Third Quarter of 2022

  • Single-family existing-home sales prices grew in nearly every measured metro area – 181 of 185 – in the third quarter. Compared to a year ago, the national median single-family existing-home price rose 8.6% to $398,500.
  • The monthly mortgage payment on a typical existing single-family home with a 20% down payment was $1,840 – up 50% year-over-year.
  • Less than half of metro markets (46%) posted double-digit annual price appreciation (80% in the previous quarter).
