【公告】「112年自購或修繕住宅利息補貼」即日起受理申請

今年度住宅補貼受理申請期間為112年8月1日至8月31日下午5時止,受理申請項目包含「自購住宅貸款利息補貼」及「修繕住宅貸款利息補貼」。營建署表示,住宅補貼採取評點排定補貼優先順序,對於弱勢家庭及特殊經濟需求之申請者,會額外評點加分或享有較低之優惠利率(第一類優惠利率為郵儲2年定期機動利率減0.533%、第二類優惠利率為郵儲2年定期機動利率加0.042%),請民眾務必檢附相關證明文件,以享有第一類優惠利率。

國泰房地產指數發布 2023 年第二季新建案價量調查結果,相較第一季出現價量明顯反彈走勢,相較去年同季為價漲量穩。第二季開價及成交價都大幅上漲,議價率維持穩定,推案量、銷售率及成交量都大幅增加;第二季表現與預期落差較大,第二季房市熱絡現象,仍需持續觀察審慎以對,不宜過度樂觀。

信義房屋不動產企研室專案經理曾敬德表示,7 月平均地權條例上路,但主要控管私法人購置住宅與禁止未來預售換約等行為,由於政策討論已經一年,政策影響力早已經發酵,加上政府雖然嚴格打擊非自用行為,但對於首購房貸等政策仍釋出善意,加上股市受惠 AI 題材有波亮麗走勢,有利房市交易穩定,不過觀察房市在自用當道的趨勢下,淡旺季狀況似乎越來越不明顯。

【中央社】主計總處下修第2季經濟成長率為1.45% 全年經濟難保2

主計總處概估統計第2季商品及服務輸出負成長6.58%,較5月預測數減少1.33個百分點;資本形成實質負成長13.36%,較5月預測數大減6.64個百分點。主計總處5月發布經濟預測時,估全年經濟成長率為2.04%,驚險「保2」,其中第2、3、4季經濟成長率分別為1.82%、3.18%、5.77%。近期國內主要智庫紛紛下修全年經濟預測至2%以下,「保2」機會愈來愈渺茫,主計總處最新預測仍待8月18日國民所得評審會後公布。

信義房屋不動產企研室專案經理曾敬德表示,近年政府陸續以房地合一稅2.0、平均地權條例修正、擴大選擇性信用管制等手段調控房市,自去年下半年起預售市場買氣驟降,建商挑戰區域高價的現象減少許多,在投資買盤陸續退出市場後,整體房市交易量下滑,也壓抑了房價漲勢,不過由於近期股市高檔等因素,賣方對房價期待值高,但追價買盤卻大不如以往,也因此形成「交易量縮、價格高檔盤旋不墜」的現象。

In June 2023, the median asking rent for two bedroom units dropped 1.0%, marking the second decline in a row. The median rent for two bedrooms was $1,945 nationally, $20 lower than the same time last year (-1.0%) and still $24 lower than the July 2022 peak.
