【World Property Journal】U.S. Mortgage Applications Dive 7 Percent in Mid-October

Applications decreased to their lowest level since 1995, as the 30-year fixed mortgage rate increased for the sixth consecutive week to 7.70 percent - the highest level since November 2000, both purchase and refinance applications declined, driven by larger drops for conventional applications. Purchase applications were 21 percent lower than the same week last year, as homebuying activity continues to pull back given reduced purchasing power from higher rates and the ongoing lack of available inventory.

US inflation has slowed markedly from its four-decade peak last summer as the Fed raised short-term rates at its most aggressive pace since the 1980s. The closely watched Consumer Price Index rose 3.7% in September from a year earlier, up from June’s 3% annual rate, mostly due to rising gas prices, but still down from the 9.1% rate in June 2022.

【臺南市地政局】南市112年第3季土地交易量減少,建物交易量成長,地政局積極查核交易熱區掃除違規

臺南市不動產交易112年第3季統計出爐,本季土地買賣移轉11,792筆,與前季相較,土地交易筆數減少765筆,減幅為6.09%,而與去年同季(111年第3季)相較,土地買賣移轉筆數減少2,396筆,減幅明顯達16.89%。本季建物買賣移轉6,302棟,與前季相較,建物交易筆數增加888棟,增幅為16.40%,而與去年同季建物移轉5,610棟相較,建物買賣移轉棟數增加約12.34%。整體而言,土地交易量減少,顯示建商投資信心尚未恢復,降低購地意願。而建物交易量則為成長,且交易熱區集中在北區和東區。

【桃園市地政局】桃園市112年9月不動產市場交易統計月報

全市112年9月買賣登記案件量共計4,967件,較112年8月(4,546件)增加9.3%,較111年9月(4,408件)增加12.7%。其中建物移轉棟數為4,023棟,較112年8月(3,632棟)增加10.8%,較111年9月(3,663棟)增加9.8%。觀察最近3個月買賣登記案件數均高於近一年平均件數,交易量穩定。

【Zillow】September Housing Starts: Starts and Permits Down From a Year Ago Following Falling Homebuilder Sentiment

  • Housing starts hit 1.36 million (SAAR) in September, up 7% from revised August 2023 figures and down 7.2% from September 2022, according to the U.S. Census Bureau. 
  • Single family housing starts increased to 0.96 million (SAAR) in September, up 3.2% from August.
  • Housing permits issued in September were down 4,4% from August and down 7.2% from a year ago, to 1.54 million (SAAR). 
  • 1.45 million (SAAR) homes were completed in September, up 6.6% from August and up 1% year-over-year.

【NAR】Existing-Home Sales Fell 2.0% in September

  • Existing-home sales slid 2.0% in September to a seasonally adjusted annual rate of 3.96 million. Sales retreated 15.4% from one year ago.
  • The median existing-home sales price grew 2.8% from one year ago to $394,300, marking the third consecutive month of year-over-year price increases. 
  • The inventory of unsold existing homes climbed 2.7% from the prior month to 1.13 million at the end of September, or the equivalent of 3.4 months' supply at the current monthly sales pace.

臺北市原有住宅無障礙環境示範點補助:電梯汰舊換新為無障礙昇降設備或設置升降平台(椅)等無障礙環境改善有依法改善需求的社區,即日起受理報名。

臺北市建管處為宣導原有住宅改善無障礙友善環境,以利身心障礙者、高齡者、孕婦、推娃娃車或菜籃車及其他暫時性行動不便者等使用,自103年起陸續編列改善補助經費,補助比例以總工程經費45%為上限,迄今每年預計約有15至30棟住宅受惠。

國土管理署表示,鄉村地區為國民多元生活方式的一種選擇,在網際社會人民流動和就業,造就鄉村競爭力。過去鄉村地區以現況進行土地使用管制,缺乏鄉村地區整體環境資源條件及社經發展需求之合理配置規劃,生活品質不佳,現依國土計畫法及全國國土計畫規定,將「鄉村地區整體規劃」作為國土空間發展重要策略之一,由各地方政府對於各鄉、鎮、市、區進行更細緻規劃,計畫引導地方適性發展。
