【CNBC】UK and Switzerland sign post-Brexit financial services deal

  • The U.K. and Switzerland on Thursday signed a post-Brexit financial services deal designed to bring two of Europe’s largest banking centers closer together.
  • British Finance Minister Jeremy Hunt told CNBC that the “first-of-its-kind” deal was a win for post-Brexit Britain that “wouldn’t have been possible to sign” inside the European Union.
  • “This is a new type of trade agreement that we can use as a model for future agreements that we have with other markets as well,” Hunt said.

【CNBC】Mortgage demand slips despite another drop in interest rates

  • Interest rates fell again, but mortgage demand was “tepid” last week, according to the Mortgage Bankers Association.
  • The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances decreased to 6.83% from 7.07%.
  • The Mortgage Bankers Association also predicted good news ahead for the housing market, despite expecting a “mild recession” in the first half of next year.

【信義全球資產】土地市場出現回穩信號 台中、桃園逆風衝高

信義全球資產公司統計,今年前11個月全台土地交易量僅544億元、年減10%,相較2019年至2021年,全年交易量在1,500億元至2,000億元,市場交易動能疲軟。總經理林三智分析,受升息、信用管制政策等影響,致使觀望氣息濃,但觀察今年土地市場冷中帶溫,單月最高交易仍有近百億元水準,估全年仍可達到六百億元,與去年水準相當,顯示土地市場已走出急凍期,交易量止跌打底,回溫訊號浮現。

【內政部】112年第2季住宅價格指數

本季全國住宅價格季指數為 130.80,較上季上漲 1.51%,較 111 年同季上漲 5.51%。在六都方面,新北市住宅價格季指數為 124.63,較上季上漲 1.03%,較 111 年同季上漲 5.11%。臺北市住宅價格季指數為 114.22,較上季上漲1.03%,較111年同季上漲 1.37%。 桃園市住宅價格季指數為 134.80,較上季上漲 1.97%,較 111 年同季上漲 6.24%。

【內政部】112 年第 2 季 房價負擔能力統計

民國 112 年第 2 季全國房貸負擔率為 42.09%,房價負擔能力維持為偏低等級,房貸負擔率較上季上升 0.90 個百分點,較 111 年同季上升 2.47 個百分點;而房價所得比本季為 9.82。臺北市房價負擔能力為過低等級,112 年第 2 季房貸負擔率為 66.54%,較 112 年第 1 季上升 2.04 個百分點,較 111 年同季上升 0.42 個百分點,而房價所得比本季為 15.52。

【Zillow】November Housing Starts: Starts Boom as Rates Fall

  • Housing starts hit 1.56 million (SAAR) in November, up 14.8% from revised October 2023 figures and up 9.3% from November 2022, according to the U.S. Census Bureau. 
  • Single family housing starts increased to 1.14 million (SAAR) in November, up 18% from October.
  • Housing permits issued in November were down 2.5% from October and up 4.1% from a year ago, to 1.46 million (SAAR). 
  • 1.45 million (SAAR) homes were completed in November, up 5% from October, but down 6.2% year-over-year.

【NAR】Existing-Home Sales Expanded 0.8% in November, Ending Five-Month Slide

  • Existing-home sales edged higher by 0.8% in November to a seasonally adjusted annual rate of 3.82 million, finishing a five-month drop. Sales retreated 7.3% from one year ago.
  • The median existing-home sales price rose 4.0% from November 2022 to $387,600 – the fifth consecutive month of year-over-year price increases.
  • The inventory of unsold existing homes slid 1.7% from the previous month to 1.13 million at the end of November, or the equivalent of 3.5 months' supply at the current monthly sales pace.
