【Zillow】Home shopping early may pay off as price cuts abound (January 2024 Market Report)
Buyers and sellers both should prepare for a competitive home shopping season come spring. Attractive, well-priced homes are being snapped up quickly, while many of those that have been lingering on the market are seeing their asking prices cut as sellers gauge market temperature.
【NAR】More Than 85% of Metro Areas Registered Home Price Increases in Fourth Quarter of 2023
- Single-family existing-home sales prices climbed in 86% of measured metro areas – 189 of 221 – in the fourth quarter, up from 82% in the previous quarter. The national median single-family existing-home price rose 3.5% from a year ago to $391,700.
- The monthly mortgage payment on a typical, existing single-family home with a 20% down payment was $2,163 – up 10% from a year ago.

【法規】財政部公告「全國單一自住房屋現值一定金額基準與房屋稅差別稅率之級距、級距數及各級距稅率基準」草案
屋現值一定金額,認定方式如下:以各縣市轄內前一期房屋稅定期開徵,所有人或使用權人本人、配偶及未成年子女於全國合計僅持有1戶房屋,且辦竣戶籍登記,無出租或供營業情形規定要件者,按其自住應稅房屋現值由高至低排序,直轄市、新竹縣(市)取第1%戶、其他縣市取第0.3%戶(均取整數,小數點以下無條件捨去)房屋,低於該房屋現值之最大值為基準。
【公告】擅自使陽臺空間壓縮 增加室內面積 屬增建行為
建築物未經申請許可並發給建造執照,擅自於主建物與附屬建物陽臺間附加設置構造物,使附屬建物之陽臺空間遭到壓縮,不僅喪失原有陽臺之功能,並於主建物原有落地門窗與系爭構造物間新形成頂有遮蔽、周有圍繞之室內型態,以增加該建築物可使用的室內面積者,雖未變更建築物總面積,仍屬建築法第9條第2款之增建行為。

臺北市政府112年3月即已宣布未來社會住宅招租時,將針對育有2名以上0至6歲子女的提供社會住宅加籤機制,讓有小孩的家庭可以提高入住社會住宅的機率,該項制度預計將113年完工招租的舊宗社會住宅首先適用。

【公告】掌握於期限內申報契稅,避免繳納怠報金
納稅義務人應於不動產買賣、承典、交換、贈與及分割契約成立之日起,或因占有而依法申請為所有人之日起30日期限內,填具契稅申報書表,檢附公定格式契約書及有關文件,向當地主管稽徵機關申報契稅。逾期申報契稅者,每超過3日,會加徵應納稅額1%的怠報金,最高以應納稅額且不超過新臺幣1萬5,000元為限。
