【鉅亨網】北市9月房市交易由熱轉凍 大安區月減24%文山區年減38%

台北市地政局公布 2024 年 9 月建物買賣移轉棟數資料,全市買賣移轉棟數為 2,259 棟,年減 11.8%,月減 11.8%。今年 1-9 月總移轉數達 2 萬 3,228 棟,年增 18.2%,已是 2015 年以來同時期最高成交量。台北市不動產仲介公會理事長蘇金城今 (8) 日表示,央行實施七波信用管制,市場買氣大受影響,買賣方同時卻步觀望,成交量大減,今年第四季將進入中古屋市場最受考驗的寒冬。

台灣央行 9 日提出避免錯殺條款,針對繼承取得不動產想要購屋的民眾,可以不計入繼承取得的房屋數與房貸數戶,有利於繼承一族的購屋申貸,另外,針對換屋族群可以用切結出售舊屋方式,取得較好的房貸條件,信義房屋不動產企研室專案經理曾敬德表示,央行避開可能會錯殺到的族群,但整體而言房貸的水龍頭還是沒有打開。

【鉅亨網】連續三季房貸期數站上300個月 全台4都貸款期數創新高

信義房屋不動產企研室專案經理曾敬德表示,統計顯示國人的房貸期數一直擴張,尤其在新青安政策上路後,平均房貸期數更從 2023 Q2 的 295 期,一口氣跳升到 2023 第三季的 305 期,反應更多人使用長年期的房貸方案,雖然沒有使用寬限期的統計,但實務上使用狀況應該相對普遍,先使用寬限期降低償還本金壓力,即使申請也可以先償還本金,資金上運用相對彈性,不過在央行喝完咖啡與第七波選擇性信用管制上線後,銀行給寬限期的部分態度已經趨於謹慎。

【中央社】內政部:研議使用權社宅方案 滿足長期租屋者需求

內政部 2024/10/13 表示,為滿足長期租屋者需求,也開始研議「使用權社宅」方案,透過公辦及民辦協力模式雙管齊下,提供有別於現有社宅短租之外,長年限使用權且負擔合理的租屋新選擇。國土署 2024/10/13 也指出,台灣住宅自有率近8成,住宅補貼政策應考量並確保補貼資源能公平分配,絕非失衡,經濟及社會弱勢民眾貸款利息補貼數,並無減少。

【BBC】House prices close to record high, says Halifax

The average UK house price came close to reaching a record high last month as falling mortgage rates helped to boost confidence among buyers, according to Halifax. The UK's largest mortgage lender said the average price hit £293,399 in September, just short of the record £293,507 reached in June 2022. Prices have now risen for three months in a row, Halifax said, as market conditions improve.

  • About 33% of surveyed homeowners say they would consider hiring a contractor with a questionable reputation to save money, according to a new report by Clever Real Estate.

【World Property Journal】U.S. Home Foreclosures Down 13 Percent Annually in Q3

According to ATTOM's newly released Q3 2024 U.S. Foreclosure Market Report, a total of 87,108 U.S. properties had foreclosure filings in the third quarter of 2024, representing a 2 percent decrease from the previous quarter and a 13 percent decline from the same period last year. The report also shows that 29,668 properties had foreclosure filings in September 2024, down 2 percent from August and 19 percent from a year ago.
