【World Property Journal】U.S. Builder Confidence Moves Lower in August

In August 2024, U.S. builder sentiment declined due to affordability challenges and buyer hesitation caused by high interest rates and elevated home prices. The National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI) reported builder confidence for newly built single-family homes at 39, a two-point drop from the revised July figure of 41. This marks the lowest confidence level since December 2023.

【內政部地政司】第62期都市地價指數 (113上半年)

依各直轄市及縣(巿)政府查估之地價資料統計,本期(112 年 10 月 1 日至 113 年 3 月 31 日)全國都市地價總指數為 102.76 1, 與上期比較上漲 1.58%。其中各直轄市及縣(巿)中,上漲幅度較大者依序為臺北市上漲 1.93%、桃園市上漲 1.78%、新北市上漲 1.60%。

【台灣經濟研究院】113年8月景氣動向調查

營建業方面,儘管公共工程和建設需求增加,但因水泥稅貨物稅減半政策結束、預拌混凝土價格上漲和缺工問題,令7月營造業景氣持平;且隨著下半年公共工程加速推進,預算創新高,景氣有望回暖。不過7月主要仲介業者買賣交易較6月略顯下滑,主要是受到銀行端對於房貸業務趨於保守,且政府對「新青年安心成家房貸」違規的嚴查,也對短期交易者造成影響,以及美國總統大選和台股回檔等因素干擾,造成購屋人信心受到影響。

【Zillow】New Home Sales Rebounded More Than Expected In July

  • There were 739,000 (SAAR) new single family-home sales nationwide in July, up 10.6% from the revised June rate of 668,000 and is 5.6% above the July 2023 estimate, according to the U.S. Census Bureau.
  • The median price of new houses sold was $429,800, down 1.4% from a year ago.
  • The seasonally-adjusted estimate of new houses for sale at the end of July was 462,000, a supply of 7.5 months at the current sales rate. This is down from 8.4 months in June but up from 7.3 months in July 2023.
