央行9月祭出第7波選擇性信用管制,今天公布的9月房貸餘額衝上新台幣10.86兆元,單月暴增1112億元,外界關切是否房市熱度不減;不過央行官員表示,影響房貸因素眾多,不宜以此下定論,房貸餘額走高主要是先前排隊等待撥款的案件多已消化完畢。 央行今天公布9月房貸餘額為10.86兆元,續寫歷史新高,不只較8月大增1112億元,年增11.26%,更創下18年半以來最大增速。

賴總統在國慶演說中承諾打炒房,實現居住正義。政府為了保障民眾居住需要與抑制投機炒房,過去實施一系列房市政策,如奢侈稅、房地合一稅制、實價登錄制度、平均地權條例修正及選擇性信用管制措施等等,房市政策不斷但房價卻屢創新高,民眾購屋負擔只增不減。政府應認真思考問題出在哪裡?
Plans to turn an empty city centre office block into flats have been approved - despite worries it will not have enough parking spaces. Members of Southend-on-Sea City Council's development control committee backed proposals to convert Alexander House - a former HM Revenue and Customs block - into homes. There will be 557 flats, but only 299 parking spaces - just over 0.5 spaces per flat. One councillor was worried that might cause "parking stress" in nearby roads.
"The 30-year fixed-rate mortgage increased for the third consecutive week, moving closer to 6.5%," said Sam Khater, Freddie Mac's Chief Economist. "In general, higher rates reflect the strength in the economy that is supportive of the housing market. But notably, as compared to a year ago, rates are more than one percentage point lower and potential homebuyers can stand to benefit, especially by shopping around for the best quote as rates can vary widely between mortgage lenders."
According to international property consultancy Knight Frank, the shift to lower interest rates is expected to boost activity, with prime housing markets across the U.S. poised to benefit ahead of the broader housing market recovery. Although cash buyers are more prevalent, high borrowing costs have dampened activity in luxury markets as well.
According to the latest data from the National Association of Realtors (NAR), U.S. existing home sales continued to decline in September 2024. Sales dropped in three of the four major U.S. regions, while the West saw a slight rebound. Compared to the same month last year, sales decreased in three regions but increased in the West.
營建業方面,由於政府持續推進公共工程計畫,生技製藥業者積極建設新生產線,帶動廠辦及土木工程需求增加,加上政府延長關鍵原物料的稅負減徵措施,有助於減輕營建成本壓力,令9月營造業景氣有所好轉。展望未來,營建成本仍高,加上未來房市前景的不確定性,不動產開發商的開工意願也較為保守,削弱房屋建築工程需求,預計營造業前景轉為持平看待。此外,國內主要仲介9月房市交易量大幅衰退,顯示房貸緊縮已開始影響房市交易,加上央行祭出新打炒房措施進一步收緊市場資金,短期內房貸條件將不如以往,令不動產業看壞當月景氣表現;短期內受限於政策調控、銀行端對於房貸資金緊縮,皆不利於未來半年房市的表現。
113 年 7 月實價登錄量價動態,全市交易量共 837 件,較 6 月 890 件減少 53 件,減幅 5.96%,較前一年同期 853 件,減幅 1.88%;交易總 額為 222.52 億元,較 6 月 267.43 億元減少 44.91 億元,減幅 16.79%, 較前一年同期 197.64 億元,增幅 12.59%。
