信義房屋統計全台門市 8 月前 28 天交易狀況,交易量年變化與月變化皆出現雙位數減幅,連首購的總價 700-1500 萬元市場交易,都受房貸出狀況的影響。這波錢荒對於房市的確造成影響,買方會擔憂買下去不好貸款,決策上就會更為謹慎。

Based on a new report by Redfin, the typical down payment for U.S. homebuyers hit a record high of $67,500 in June 2024, up 14.8% from $58,788 a year earlier. This was the 12th consecutive month the median down payment rose year over year.

信義全球資產公司統計,第二季上市櫃法人共投資229億元購置商用不動產、年減55%,減幅主因為去年有新光一號REITs標售案,多宗大型交易成交墊高交易量。土地市場呈現成長走勢。第二季上市櫃法人土地市場交易量為299億元、年增71%,顯示開發商對住宅市場信心度回升,積極購地增加庫存,建商除積極進軍重劃區獵地外,市區老舊、具重建開發價值的商業大樓,也成為建商優質土地來源之一。
