觀察近期國際經濟情勢,隨著疫苗接種人數增加,全球經濟活動持續恢復,製造業生產及民間消費逐步復甦。在國內方面,受國際需求回溫帶動,製造業廠商持續看好當月與未來半年景氣表現。服務業方面,受惠於台股交易量屢創新高,拉抬證券業對當月景氣看法續強,不過本土疫情升溫影響零售業與餐飲業對未來半年景氣看法。營建業方面,近期疫情升溫,恐使短期內全台看屋人數出現下滑,而供給端也同樣受到營建成本不可控風險升高、房地合一稅2.0實施在即、疫情導致不動產開發商降低預售屋推案意願等因素影響,將使得房市景氣出現趨緩態勢,故不動產業對未來半年景氣看法較先前調查偏向悲觀。根據本院調查結果,經過模型試算後,4月製造業營業氣候測驗點轉為小幅上揚,服務業與營建業測驗點同步下滑。

  百城庫存:從庫存數據看,雖然同比增速持續收窄,但是4月份出現了環比反彈。後續要密切關注購房政策和信貸政策等變動,防範庫存壓力增大等風險。

  市場預測:預計二季度庫存和去化週期等指標會略有惡化,但不同城市之間表現也有差異。對於一些熱點城市尤其是南方城市而言,購房政策預計會進一步收緊,而北方城市則建議稍微放鬆。

【Zillow】Rapid Growth of Asian-Headed Households Hides Significant Inequality

  • In the two decades between 2000 to 2019, the number of Asian-headed households grew by 83%, exceeding Latinx (74%) and Black (23%) household growth during the same time period. 
  • Asian homeownership rates increased six percentage points in the same period, outpacing other racial and ethnic groups and closing the gap with the white homeownership rate. 
  • East and Southeast Asian groups have the highest homeownership rates, of more than 60%, while Pacific Islanders have a homeownership rate of just 43%.
