【聚亨網】4月房地合一稅31.6億元改寫歷史次高 新竹年增5倍

依財政部統計最新資料顯示,個人房地合一稅收 4 月共 31.6 億元,年增率高達 1.2 倍,改寫歷史次高紀錄,顯示 2016 年後買進不動產的民眾,受惠過去一年不動產價格大幅上漲,近期出售資產都出現明顯增值,其中台中市連當 9 個月的稅收王,新竹市則是房地合一稅收年增達 5 倍。

中央銀行第五波房市管制可能的「精進」措施之一,就是縮短「受限房貸」的房貸年期,對此,住商不動產企劃研究室資深經理徐佳馨分析,假設央行宣布限縮六都第二戶房貸的貸款年期,雖打不到首購族,但預算有限的換屋族將感受壓力、得另尋他法貸款,若預售屋多戶持有者的比重過高,也可能導致建案難以交屋。

【中國財經】央行、銀保監會調整差別化住房信貸政策首套房商貸利率可低至4.4%

5月15日,中國人民銀行、銀保監會發布相關通知,調整差別化住房信貸政策。對於貸款購買普通自住房的居民家庭,首套住房商業性個人住房貸款利率下限調整為不低於相應期限貸款市場報價利率減20個基點,二套住房商業性個人住房貸款利率政策下限按現行規定執行。這是貸款市場報價利率改革以來,首次下調首套房貸款利率下限。
