今日,國務院召開全國穩住經濟大盤電視電話會議強調,紮實推動穩經濟各項政策落地見效,保市場主體保就業保民生,確保經濟運行在合理區間。央行行長在發言中再次重點提及房地產,督促金融機構堅持兩個毫不動搖,加大對民營企業的支持力度,盡快矯正對民營房企信貸收縮的行為;因城施策支持合理住房需求,維護房地產市場的平穩運行;適當提高宏觀槓桿率,加強逆週期調節,支持財務可持續的企業適當加槓桿,居民家庭部門穩槓桿。
The National Association of Realtors is reporting this week U.S. pending home sales slipped in April 2022, as contract activity decreased for the sixth consecutive month. Only the Midwest region saw signings increase month-over-month, while the other three major regions reported declines. Each of the four regions registered a drop in year-over-year contract activity.
Rising interest rates, inflation beginning to impact local area home sales
According to the Miami Association of Realtors, Broward County Florida total home sales decreased 12.9% year-over-year, from 4,006 to 3,489. Broward existing condo sales decreased 11% year-over-year, from 2,224 to 1,980. Single-family home sales decreased 15.3% year-over-year, from 1,782 to 1,509.
According to the Mortgage Bankers Association's latest Weekly Mortgage Applications Survey for the week ending May 20, 2022, U.S. mortgage applications decreased 1.2 percent from one week earlier.
台灣央行今 (25) 日公布 4 月購屋貸款和建築貸款 (土建融) 餘額,分別來到 9 兆 217 億元、2 兆 8996 億元,雙雙續創歷史新高,不過,房貸餘額年增率下滑 0.06 個百分點至 9.39%,再度轉跌,而土建融餘額年增 13.3%,也終結連 3 升,下跌 0.34 個百分點。

中央銀行下月十六日將召開第二季理監事會議,市場預期央行除可能再次升息,也有可能同時祭出選擇性信用管制,雖不會打到首購族,但換房族恐被打亂腳步。專家建議,換屋族欲求解套,除了不得已「先賣後買」,就只能由另一半名義去買房;並可從三大方向自保,第一避開議題陷阱、第二是持續注意風險、第三是保留更多現金部位。
