【新浪地產】28省市放寬預售資金監管調查:有房企聲稱受限資金近200億元

政府正試圖通過放寬預售資金監管緩解房企“流動性”壓力,實際效果並不理想。

據克而瑞統計,截至5月29日,已有28個省市放鬆了商品房預售資金監管,內容主要涉及降低重點監管資金,增加重點監管資金撥付節點和撥付比例,允許使用銀行保函替代預售監管資金以及可以提前提取預售監管資金等。

樓市利好政策加碼的5月份,市場並未出現拐點。

記者根據克而瑞數據計算發現,今年前5個月,百強房企累計實現操盤銷售金額2.32萬億元,同比下降52.3%;權益銷售額1.71萬億元,同比下降52.9%;全口徑銷售額2.64萬億元,同比下滑52%。

前5個月,銷售額超千億元房企僅碧桂園、万科、保利發展3家,較去年同期減少12家;超百億元房企有70家,較去年同期減少48家。

【World Property Journal】Mortgage Applications Dip Again in Late May

According to the Mortgage Bankers Association's latest Weekly Mortgage Applications Survey for the week ending May 27, 2022, U.S. mortgage applications decreased 2.3 percent from one week earlier.

The Market Composite Index, a measure of mortgage loan application volume, decreased 2.3 percent on a seasonally adjusted basis from one week earlier. On an unadjusted basis, the Index decreased 3 percent compared with the previous week.

  • Mortgage rates rose sharply this week, after pulling back over the last three weeks.
  • The 30-year fixed hit 5.36% Monday and then moved higher again Tuesday to 5.47%, according to Mortgage News Daily.
  • Volatility in global markets Monday sent bond yields higher. Mortgage rates follow loosely the yield on the 10-year U.S. Treasury.

5月29日,上海市人民政府印發《上海市加快經濟恢復和重振行動方案》(以下簡稱《方案》),其中房地產市場相關內容包括:建立房地產項目前期審批綠色通道,及時啟動新一批次市場化新建商品住房項目上市供應,進一步縮短前期開發、拿地、開工、銷售全流程時間;新開工住宅項目城市基礎設施配套費可順延3個月繳納;允許受讓人申請延期或分期繳納土地出讓金;適當增加2022年度建設用地計劃,加大淨增建設用地指標;全面落實各類人才計劃和政策,優化人才直接落戶、居轉戶、購房等條件,加大海外人才引進、服務和支持力度,進一步吸引和留住各類人才。《方案》為綱領性文件,還需相關部門出具實施細則。

【CRIC】二手房週報| 10城成交環比持平,杭州環比再增35%

10個重點監測城市成交113.1萬平方米,環比持平、同比降幅收窄至29%。5月主要城市陸續放鬆調控,降利率、降首付下各城市二手房成交規模相繼回升。

  • The S&P CoreLogic Case-Shiller U.S. National Home Price Index® rose 20.6% year-over-year in March (non-seasonally adjusted), up from 20.0% in February.
  • Annual growth was faster in March than February in both the 20-city index (to 21.2%, from 20.3%) and 10-city index (to 19.5% from 18.7%).
