【Bloomberg】Singapore Apartment Market Cools as Public Home Sales Plunge

Singapore’s housing market is flashing early signs of cooling as recent property curbs weigh on buyer demand. Resales of apartments owned by the Housing & Development Board -- Singapore’s public housing authority -- plunged 24.1% in October, according to data compiled by real estate portals 99.co and SRX. That’s the biggest monthly decline since April 2020, when sales fell 78.3% during a country-wide Covid-19 lockdown.

【World Property Journal】First Time U.S. Home Buyers Sink to Record Low in 2022

The National Association of Realtors reported this week that the share of first-time U.S. home buyers dropped to a record low in 2022, while the age of a typical first-time buyer increased to an all-time high.The median distance buyers moved from their previous homes more than tripled from the distance registered the previous four years as the shares of homes purchased in small towns and rural areas reached record highs.

【中房研協】“兩集中”土拍模式迎來變化,部分城市因地制宜調整供地政策

10月28日,江西省住建廳發布《關於住房城鄉建設領域落實強省會戰略支持南昌城市高質量發展的若干政策措施》,提出將持續完善房地產政策,積極爭取國家有關部委支持,力爭將南昌從“集中供地”城市名單中調出。但目前在江西省住房和城鄉建設廳官網上已查閱不到該文件。與此同時,不久前長沙已率先在“供地雲”官方發布通知稱“今後不再按年度批次推介土地,更改為年度常態化持續更新推介”;此外,武漢自然資源和規劃局也發布通知在近三月批次安排(第四、五、六批次)的集中供地,這意味著武漢正由集中供地制恢復成常態化供地制度。

【中房研協】上海發文規範住房租賃市場秩序,為租房群體“賦權”

11月2日,上海市人大常委會辦公廳發布《上海市住房租賃條例(草案)》(徵求意見稿)共7章65條。主要內容包括:在健全治理機制,形成共治共享的發展格局方面,一是明確市、區兩級政府的職責;二是明確房屋管理部門是主管部門,並規定了其他相關部門職責;三是規定街道辦事處、鄉鎮人民政府的職責;四是要求強化行業自律。

【NAR】NAR Finds Share of First-Time Home Buyers Smaller, Older Than Ever Before

  • At just 26%, the share of first-time buyers was the lowest since NAR began tracking the data. The typical first-time buyer was 36 years old – an all-time high.
  • The median distance between the home that recent buyers purchased and the home from which they moved was 50 miles – a record high and more than a three-fold jump from a median of 15 miles from 2018 through 2021. The shares of homes purchased in small towns (29%) and rural areas (19%) were all-time highs.
