【鉅亨網】去年Q4預售成交月月不到6000件 329檔期成今年首發風向球

根據最新實價預售揭露資料顯示,去年 12 月預售揭露件數不到五千件,連續三個月都跌破單月 6000 件,對比去年央行出手之前的 3-7 月平均單月 1.5 萬件預售案成交,去年第四季總和相當於去年旺季時的一個月量能,房仲業者指出,此一現象顯示去年房市的 928 檔期買氣的確有點冷,今年 329 檔期則是一個重點觀察指標。

房仲業者住商機構觀察內部資料,比較六都成交天數與議價率變化,其中若分析去年同期數據,六都除台中持平之外,其餘五都議價率上揚。大家房屋企劃研究室公關主任賴志昶分析,近期交易量明顯趨冷,房市漸往買方市場傾斜,致使主要熱區都出現議價率增加趨勢。

內政部戶政司的淨遷徙數據和實價登錄成屋交易資料,盤點 2024 年全台淨遷入人數前五名的行政區,新北市淡水區以淨遷入 6,937 人拔得頭籌,其後分別是台中市北屯區 6,745 人、桃園市龜山區 5,337 人、桃園市桃園區 4,918 人、桃園市中壢區 3,562 人。同時,在房價方面,這些人口遷入熱區的平均房價均呈現上漲趨勢,且以北屯區的房價漲幅最高、達 11.3%。

  • Applications for a mortgage to buy a home fell 6% for the week but were 7% higher year over year.
