根據最新實價預售揭露資料顯示，去年 12 月預售揭露件數不到五千件，連續三個月都跌破單月 6000 件，對比去年央行出手之前的 3-7 月平均單月 1.5 萬件預售案成交，去年第四季總和相當於去年旺季時的一個月量能，房仲業者指出，此一現象顯示去年房市的 928 檔期買氣的確有點冷，今年 329 檔期則是一個重點觀察指標。

房仲業者住商機構觀察內部資料，比較六都成交天數與議價率變化，其中若分析去年同期數據，六都除台中持平之外，其餘五都議價率上揚。大家房屋企劃研究室公關主任賴志昶分析，近期交易量明顯趨冷，房市漸往買方市場傾斜，致使主要熱區都出現議價率增加趨勢。

內政部戶政司的淨遷徙數據和實價登錄成屋交易資料，盤點 2024 年全台淨遷入人數前五名的行政區，新北市淡水區以淨遷入 6,937 人拔得頭籌，其後分別是台中市北屯區 6,745 人、桃園市龜山區 5,337 人、桃園市桃園區 4,918 人、桃園市中壢區 3,562 人。同時，在房價方面，這些人口遷入熱區的平均房價均呈現上漲趨勢，且以北屯區的房價漲幅最高、達 11.3%。
