【中央社】市場觀望氣氛濃 前2月房地交易稅收呈3衰

財政部統計處今天公布2月全國賦稅收入為新台幣956億元、年增24.6%;累計1至2月實徵淨額2724億元、年減2.7%。今年前2月個人房地合一稅、契稅、土增稅同步滑落,呈現「3衰」;其中土增稅年減72億元、寫歷年同期最大減量。官員分析,去年央行4度升息,購屋成本增加,市場觀望氣氛濃厚。

根據主計總處統計,今年1月CPI受到春節因素影響,年增率大漲3.04%,創半年新高水準,外界擔憂通膨再次升溫。1月CPI突破3%主要是受到農曆春節因素影響,採購需求增加以及部分服務類項目(如旅遊團費、計程車資等)循例加價,推升CPI漲勢所致;即將公布的2月CPI因春節過後價格回落,漲幅料將收斂。

依聯徵中心資料顯示,2022 年第四季六都加上新竹地區的平均房價,首度全數站上千萬元,顯示購買千萬住宅的狀況越來越為普遍,但若比較過去四個年度同期房價來看,包括新北、桃園、台南房價普遍多出約 180 萬元,不過,新竹市 4 年以來房價多出 283 萬元,新竹縣則多出 411 萬元,房價增加遠超過六都等主要都會區。

主計總處公佈 2 月消費者物價指數,總指數 104.07,雖比 1 月的 104.71 略降,但仍是單月史上次高,且年增率依然在 2% 以上,達 2.43%;當中的房租類指數,更是連續 19 個月上漲,2 月已來到 103.13,持續改寫歷史新高。此一現象將刺激購買耐久財信心的升高。

National property broker Redfin is now reporting that just over 7% of U.S. homes are worth $1 million or more. That figure is as of January 2023, the most recent data available.
