【中央社】六都8月買賣移轉棟數年月雙增 專家:買氣轉向成屋
六大都會區地政局今天公布8月買賣移轉棟數共2萬202棟,月增1.6%、年增5.5%。專家指出,平均地權條例新制實施後,限縮預售屋轉手彈性,讓不少民眾轉向中古屋市場,帶動成屋市場買氣。六都當中,台中、台南市8月買賣移轉棟數皆創年、月雙增的佳績,台中市為4095棟,月增5.5%、年增1.7%;台南市2510棟,月增36.9%、年增24.4%。

That's the biggest decline since 2008 with the exception of the quarter before, when they dropped 48%. The decline comes as this year's relatively cool housing and rental markets makes investing in homes less attractive than it was during the pandemic-driven home buying frenzy of 2021 and early 2022.
Construction wages climbed 17% since January 2020 nationally and, with just 4% unemployment and 374,000 job openings, tackling the current pipeline is still top of mind. Even with starts slowing down, JLL expects wages to trend upwards in the next months to 5-7% total year-over-year growth.

112年8月房市交易移轉棟數共計4,774棟,較112年7月減少117棟,減少幅度2.4%。其中交易移轉棟(戶)數以三重區、中和區、蘆洲區減少較多,與112年7月相較分別減少174棟、149棟、49棟,分析原因係因本月份新成屋及中古屋移轉棟(戶)數均有減少所致。另以交易案件量來看,新北市112年8月交易件數為5,218件,較112年7月減少44件,減少幅度0.8%。
最近一期(112 年 5 月)實價登錄交易件數 884 件,較 4 月減幅 7.34%; 交易總額 215.08 億元,較 4 月減幅 10.87%;住宅價格指數 115.36,較 4 月上升 0.27%。觀察全市、大樓、公寓及小宅之月線、季線及半年線趨勢,除全市、 大樓月線及季線上漲外,其餘下跌。
