【中國財經】央行、銀保監會調整差別化住房信貸政策首套房商貸利率可低至4.4%

5月15日,中國人民銀行、銀保監會發布相關通知,調整差別化住房信貸政策。對於貸款購買普通自住房的居民家庭,首套住房商業性個人住房貸款利率下限調整為不低於相應期限貸款市場報價利率減20個基點,二套住房商業性個人住房貸款利率政策下限按現行規定執行。這是貸款市場報價利率改革以來,首次下調首套房貸款利率下限。

截至5月11日,2022年全國累計134個省市共計出台了231次紓困政策。施政頻次逐月提升,單4月共66個城市出台政策,超過一季度總和。在政策涵蓋的內容上也愈發豐富,至5月長春、岳陽等出台“15條”“18條”等組合拳。

隨著紓困政策愈來愈多、愈演愈烈,當前相較一季度出現兩個顯著變化:一是在城市能級上愈發提高,包括上海、深圳、杭州、蘇州等25個一二線城市相繼入場。二是政策力度愈發加大,已經觸及對限貸、限購等核心調控政策的放鬆。
