【CNBC】A hidden time bomb? A ‘Big Short’ investor sees financial disaster brewing in housing markets

  • Dave Burt, CEO of investment research firm DeltaTerra Capital, was one of the few skeptics who recognized the housing market was on the brink of collapse in 2007.
  • Now, he believes an overlooked and unpriced climate risk could see history repeating itself.
  • “We think of this repricing issue as maybe a quarter of the size and magnitude of the [global financial crisis] in aggregate, but of course very, very damaging within those exposed communities,” Burt said.

【台南市地政局】南市112年第1季不動產交易量縮 部分交易熱區不畏大環境仍成長

就交易熱區(112年第1季建物移轉棟數逾100棟者)觀察交易量變化,於大環境影響下,部分交易熱區如永康區、東區、中西區、善化區、仁德區等區之房屋交易量已有大幅度之量縮現象,而安南區、歸仁區、南區、麻豆區、新化區等區,與前季及去年同期相較,則皆為正成長,相對受大環境影響較小。值得注意的是本季歸仁區之建物買賣移轉棟數較前季及去年同期交易量倍增,推究原因係有建案完工辦理建物第一次移轉登記所致。

【台中市地政局】台中市112年第1季(1月至3月)登記四大原因(設定、買賣、繼承、贈與)案件數與地政士送件數比例

買賣登記案件數11,644件,地政士送件數11,326件,佔97.27%,其中案件數以中正所2,084件為最多,地政士送件數2,027件,佔97.26%,其次為中興所1,880件,地政士送件數1,845件,佔98.14%,第3為清水所1,594件,地政士送件數1,554件,佔97.49%。

【新北市地政局】新北市112年3月份房市交易移轉棟數增加26.3%

新北市政府地政局表示,112年3月房市交易移轉棟數共計5,539棟,較112年2月增加1,152棟,增加幅度26.3%。其中交易移轉棟數以土城區、林口區、淡水區增加較多,與112年2月相較分別增加351棟、176棟、145棟,分析原因係因上月工作天數相對較少及本月份新成屋移轉棟數較多所致。另以交易案件量來看,新北市112年3月交易件數為5,872件,較112年2月增加1,282件,增加幅度27.9%。

【Zillow】Rents climb modestly in March, continuing a soft landing from 2022’s record-breaking pace of growth

Asking rents climbed by $9, or 0.5%, from February to March, according to the latest reading of the Zillow Observed Rent Index (ZORI). That builds on February’s 0.3% increase, when monthly rent growth turned positive after a 4-month slide. The 0.5% increase is still somewhat smaller than the typical March increase of 0.6%, averaged over data from 2016 to 2019, suggesting that today’s growth is still driven mainly by seasonal factors, and overall conditions are still rather cool for this time of year.

【公告】危老重建時程獎勵5月12日再遞減2% 建管處呼籲從速申請

危老屋重建時程獎勵將進入尾聲,自今年5月12日起200m2以下的小基地時程獎勵調降剩2%。也就是說如果要維持時程加計規模獎勵為10%容積獎勵的話,需要整合達面積1400平方公尺以上的基地才有機會。

建管處處長虞積學特別提醒,因時程獎勵將再度遞減,申請人應於5月11日以前提出申請重建計畫,才能享有4%的時程獎勵,以臨櫃方式者申請者應於5月11日17時前向建管處提出申請,如以掛號郵寄方式者,以不超過5月11日之郵戳為憑。

基隆市稅務局表示,各種繳稅方式中,長期約定轉帳納稅對民眾最有利,納稅人可利用本人、配偶或受扶養親屬在銀行或郵局的帳號,辦理委託轉帳代繳稅款,民眾不用負擔任何手續費,免除排隊繳稅之苦,不必擔心逾期受罰,而且可以地價稅、房屋稅、使用牌照稅都可一起申請,辦理一次,年年適用,有如請了一位繳稅秘書,不用再牽掛何時繳稅,且稅務局在繳納期限最後1日才由帳戶扣款繳稅,沒有利息損失。
