【桃園市地政局】桃園市112年11月不動產市場交易統計月報

桃園市全市112年11月買賣登記案件量共計4,859件,較112年10月(4,362件)增加11.4%,較111年11月(4,716件)增加3.0%。其中建物移轉棟數為3,931棟,較112年10月(3,428棟)增加14.7%,較111年11月(3,724棟)增加5.6%。觀察最近3個月買賣登記案件數均高於近一年平均件數,交易量穩定。

【中央銀行】中央銀行理監事聯席會議決議

綜合國內外經濟金融情勢,考量本年國內通膨率較上年緩步回降,且明年通膨率可望續降至2%左右;此外,預估明年國內產出缺口續呈負值,加以明年全球經濟降溫,可能進一步影響國內經濟復甦力道。理事會認為維持政策利率不變,將有助整體經濟金融穩健發展。本行重貼現率、擔保放款融通利率及短期融通利率,分別維持年息1.875%、2.25%及4.125%。

【公告】住宅法第 3、15、16條修正案相關稅賦稅式支出評估報告

住宅所有權人或未辦建物所有權第一次登記住宅且所有人不明之房屋稅納稅義務人將住宅出租予符合租金補貼申請資格,經直轄市、縣(市)主管機關認定者視為公益出租人,享有綜合所得稅、地價稅之租稅優惠。進一步觀察實施情形,臺北市於民國 108 年超越 預計目標 8,074 戶,達到 10,632 戶;新北市於民國 107 年達 15,321 戶,超越預計目標 11,408 戶。

【公告】北市社宅推行總體檢與精進住戶關懷機制 施工與管理品質持續提升

有關外界關注臺北市社會住宅施工品質與社宅管理等問題,都發局表示今年起針對完工社宅新增第三方驗屋機制,已入住社宅則導入安居計畫,定期維修與預防。另有關明倫、廣慈社宅弱勢戶個案,皆已連繫社福機構協助住戶按時清潔環境及後續搬遷安置等輔導機制。

【公告】房東房屋稅籍不符111年度租金補貼審查資格 致補貼需返還

國土管理署表示,300億租金補貼戶在接受補貼期間,仍有相關檢核機制,經檢核不合格者,依規定仍必須返還,返還方式會按申請人的經濟狀況協議採彈性分期方式返還,以減輕對申請人生活負擔的影響,另112至113年度租金補貼截至昨日為止申請已逾53萬件。
