【CNBC】Home valuations are rising faster than incomes. Here’s why that could hurt homeowners’ wallets

  • Home prices have been rising faster than incomes, which can be a problem for homeowners because as the value of a home rises, so does the cost to maintain it.
  • Property taxes and home insurance rates are rising, influenced by inflation and the increase in catastrophic weather events.
  • More than 1 in 4 homeowners with mortgages are considered “cost-burdened,” according to a 2023 analysis by the Chamber of Commerce.

【Zillow】Luxury Home Values Are Rising Faster Than Typical Homes for the First Time in Years

Luxury home values, which consistently lagged the middle of the market over the past several years, have now outpaced typical homes for five consecutive months. For this analysis, Zillow defines a luxury home as being in the most-valuable 5% of homes in a given region. Home values for luxury homes tend to grow more slowly, in part because the pool of buyers is so small.

The Federal Reserve decided to hold the bank’s key interest rate steady this week. Although core inflation has inched closer to the Fed’s two-percent target and the labor market has softened, economic activity remains strong. The Fed chair acknowledged that monetary policy is now in restrictive territory. However, acting too soon to move policy to a less restrictive stance could undo progress on the inflation front.

【公告】自用住宅用地戶籍遷出形成空戶,將會補徵地價稅

地價稅自用住宅用地戶籍要件為地上房屋須土地所有權人本人或其配偶、直系親屬於該地辦竣戶籍登記,且無出租或供營業使用。原已核准按自用住宅用地稅率課徵地價稅者,如使用情形或所有權未變更,不用每年重新提出申請,將維持按自用住宅用地稅率課徵。一旦戶籍遷出形成空戶、房屋供出租、營業使用,或土地、建物所有權異動等情形,將會改按一般用地稅率課徵。

【公告】租屋族免費租屋法律諮詢 內政部:守護租屋族合法租屋權益

為協助廣大租屋族解決租屋糾紛,內政部長劉世芳表示,已委託法扶基金會,8月1日起開辦免費提供租屋族租屋糾紛法律諮詢服務,租屋族如果遇到對不合理要求提前解約、苛扣押金等租屋法律問題時,都可以市話直撥法扶基金會「住宅租賃糾紛諮詢專線」加強弱勢租屋族權益的保障,是內政部住宅政策的重要一環。政府提供多元管道協助解決租屋紛爭,像是長期與崔媽媽基金會合作提供租屋諮詢服務外,也有縣市政府消費者保護申訴及鄉鎮市公所調解等方式,並在112年完成租賃條例修法,讓租屋族的租約都能全面適用消保法的保護,租得更安心。

【公告】租金補貼溢領多數為申請人資格變動所致 詐領比例極低並主動追回

國土管理署於111 年起開辦 300 億元擴大租金補貼,協助民眾減輕居住負擔,截止7月底止受理逾80萬戶,已核定近59萬戶,補貼覆蓋率持續擴大,成效顯著,其中逾5成是單身青年核定戶數,2成是新婚及育有未成年子女之家庭,3成是經濟弱勢及社會弱勢族群。目前溢領租金補貼情形多因個人資格條件變動所致,態樣包含繼承、購屋或受贈、婚後配偶持有房屋、租約提前終止、申請人死亡等不同樣態,經本署調取資料確認比對,皆已通知申請人繳回溢領款項。
