【公視新聞網】Q3房貸負擔率雙北排前2 僅3縣市維持合理範圍
民眾購屋壓力有增無減,內政部15日公布2023年第3季全國住宅價格指數來到133.18,再創新高,六都當中漲幅最大是桃園市、其次是新北市。而最新房貸負擔能力指標,全國負擔率也上升到42.25%,以台北市和新北市的壓力排名前2位,全台只剩嘉義縣、屏東縣及基隆市維持低於3成的合理負擔率。
【經濟日報】全台空屋率升至9% 六都中高雄、台南增幅較大
內政部20日公布2023年上半年低度用電住宅(俗稱空屋)統計,全台空屋率9.33%,除連江縣外,其餘縣市空屋率都較上期(2022年下半年)統計上升,六都中又以高雄、台南增幅較大。內政部統計指出,全台約85.1萬宅空屋,空屋率9.33%,2023年上半年空屋率較2022下半年增0.56個百分點,年減0.19個百分點。

市調機構統計,2023 年北台灣(北北基桃竹宜)新成屋、預售屋住宅推案量(不含商辦、廠辦建案)約 1.1 兆元,較 2022 年減少約 1521.1 億元,年減幅 12.1%,也為 2020 年以來的 4 年新低。不過其中台北市與宜蘭地區仍現量增,各增 8.7%、36%,其餘四區推案量下滑,並以基隆市年減 52.9%,衰退幅度最大,其次為桃園市的大減 27.2%。

囤房稅2.0今年7月上路、2025年開徵,財政部已與地方政府研商單一自住優惠稅率的基準,據了解,方案之一是將各縣市房屋現值由高至低排序,將最高1%或0.5%剔除、即排除豪宅適用,目前尚待地方政府核算結果是否合理,並回報至財政部進一步討論。如果最終敲定上述方案,各縣市單一自住房屋中,99%或99.5%可享優惠稅率。

112年第2季全國待售新成屋總量達9萬462宅,再創新高。內政部表示,全國待售新成屋於109年下半年至110年下半年數量呈現平穩,均維持在7萬宅左右,自111年起呈現上升趨勢,112年第1季8萬7957宅,第2季9萬462宅,上升至統計以來新高。

- 96.8% of outstanding loan balances were current or less than 30 days late at the end of the third quarter, down from 97.3% at the end of the third quarter of 2023.
- 2.3% were 90+ days delinquent or in REO, up from 2.2% the previous quarter.
- 0.3% were 60-90 days delinquent, up from 0.2% the previous quarter.
