【Zillow】December 2025 Existing Home Sales: Despite Higher Than Usual Fall Season Activity, Sales Stayed Stuck Near The Bottom in 2025

• Existing home sales increased 5.1% in December to a seasonally adjusted annual rate (SAAR) of 4.35 million. In December, existing home sales were 1.4% lower than a year ago, according to the National Association of Realtors (NAR). For the full year, existing home sales continued to bounce along the bottom, roughly matching last year’s level.
• Total housing inventory at the end of December stood at 1.18 million units. That’s down 18.1% from November but 3.5% higher than a year ago.
• The median existing-home sales price in December was $405,400 – roughly flat (+0.4%) from a year ago.
