【CBRE】Net-Lease Investment Increases by 24% for Year Ending in Q3

• Net-lease investment volume declined by 4% quarter-over-quarter and 9% year-over-year in Q3 to $10.6 billion.
• For the year ending in Q3 2025, net-lease investment volume increased by 24% to $48.1 billion from the same period a year ago. Total commercial real estate volume increased by 21% to $445.9 billion.
• Net-lease office investment increased by 29% year-over-year to $2.6 billion, while industrial investment fell by 19% to $5.6 billion. Net-lease retail investment fell by 10% year-over-year to $2.4 billion.
• Industrial remained the largest sector for net-lease investment but its share of total volume fell to 53% in Q3 from 60% a year earlier. The office sector’s share increased to 24% year-over-year from 17%, while the retail share remained at 23%.
