【Zillow】July 2025: New Home Sales Decline After Upward June Revision

• There were 652,000 (SAAR) new single-family home sales nationwide in July. That’s 0.6% below the revised June rate of 656,000. Sales of newly built homes are 8.2% below the July 2024 estimate, according to the U.S. Census Bureau.
• The median price of new houses sold was $403,800, down 5.9% from a year ago.
• The seasonally adjusted estimate of new homes for sale at the end of July was 499,000, a supply of 9.2 months at the current sales rate. This is even with the 9.2 months in June and higher than the 7.9 months in July 2024.
